Kingsboro Luxury Apartments

I’ve lived here for 2 years and trust me when I say DO NOT live here. It is not safe. Constant parking and noise issues as well. Trash all over the parking deck and bags left in hallways and rooms. Tires have been stolen off of multiple cars here. Management does absolutely nothing to actually manage the property. Marrita is especially unhelpful and terrible. Seriously, it is not at all worth the price tag. The 5 star reviews on here are clearly a hoax and paid for. Don’t live here. If they actually wanted to make the complex safer, they’d spend money on security and not outdoor kitchens. Seriously. Don’t live here.

First off, whomever is paid to write such glowing reviews can stop the cap as they now say because such stellar reviews are far from true.As someone who has lived here for several years with no intentions of renewing, I can say the reviews about the malfunctioning gate and constant changes to the maintenance and property management teams are true.The property's exterior may look great but I'm here to state that it is the equivalent of a dog house. It is not maintenance staff job to pick up pet owners' mutts' filth. Speaking of mutts, such as Rottweilers and Pitt Bulls, that I have seen, are well pass the weight of 75 pounds as advertised as allowed on the property. Maybe, that is part of the money hungry aspect I have been reading about as of late regarding reviews along with the confirmed description of the accuracy of the dysfunctional tennants - which makes me wonder the validity of background checks.It is definitely not living up to the luxury it advertises. The working class to include those with young children and retirees will be doing a grand exodus as the dregs of society keeps being allowed in making one justifiable in questioning the validity of background checks.

Okay the people leaving 1 start reviews are out of their mind. I have lived here for 6 months and have LOVED living here. It always feels extremely secure and safe. The gate has literally been broken once in the 6 months I’ve been here and it was fixed quickly. Any maintenance requests I’ve made have been fixed within 48 hours. The front office is easy to reach out to and friendly. I also have been shocked at how few bugs I’ve seen. I live on the bottom floor and haven’t had a single roach the whole time I’ve lived here. And that is damn impressive here in the south. The only criticism I have is that the trash room can build up and get kind of gross. But dealing with trash is a challenge for all apartment complexes. I feel so safe with the interior hallways and gated parking. I haven’t seen a single car get broken into or had their tires removed like some people are claiming. They even installed cameras in the parking garages while I’ve been here. Another amazing thing is that I’ve never had my packages stolen. I’ve seen packages outside of a neighbors door for over a week and no one touched it. I love being able to order things and not worry about it getting stolen. Seems like there are some “Karen’s” who would leave a 1 star review just because they feel entitled. I understand everyone’s experience is different but I highly doubt they have truly had a 1star experience. And complaining because they renovated the outdoor kitchen area? Really? This complex is perfectly located just off the busy street where you don’t get all the street noise. It’s nice and quiet. The apartments are also well updated and spacious.

The pool is disgusting we couldn’t even swim came here on vacation and wasted to stay here for the pool and yuck just yuck

Kingsboro is a cool vibe! Its a great place to live if you really wanna live in Buckhead and you value your privacy, but you still want a sense of community w/ luxury amenities. Maritta the nice lady from the leasing office helped me alot. This is my 3rd term, she goes above and beyond the call of duty to ensure the things that are most important to you are also a priority for her to get done. She gets things done! in a timely and professional manner. I appreciate her attention to detail and willingness to go the extra mile everytime.
