    ROACHES AND BLACK MOLD! Beware! These apartments seemed legit, and even looked clean until we moved in and started having problems from Day 1. The ceiling leaked for over a year and a half, while disintegrating the drywall and creating black mold. No matter how hard we fought or complained "Nothing could be done because the roofing guys were to blame, it was still under warranty"... Packages would be stolen ON THE DAILY. Roaches and insects were EVERYWHERE. Save your hard earned money and PASS ON THESE! Shady business and shady employees...

    Lived here 7 years and in that span of time I've seen about 10 property managers come and go. My review is honest to MY experience as a resident of Brandywine Hills. Yes the apartments are VERY large with great closet space, the grounds are beautiful and park like with all sorts of birds, rabbits, the occasional fox, deer and racoon family, however, there needs to be QUALITY updates done throughout. My major issue is the MOLD problem that was NOT taken seriously until the 4th occurrence and an expert confirming that there as indeed a moisture issue in our apartment. (The reviews just about ALL mention mold...soooo maybe this needs to be addressed property wide?) This resulted in us leaving the unit we'd lived in for 5 years and moving into a different building in the complex. I will say management was very accommodating during this move and allowed us ample moving time as this all happened during the busy holiday season. Also there have been leaks since the new roofs were installed, which makes no sense. Evergreen needs to look into replacing the windows (which are drafty mold and moisture magnets), sliding balcony doors (which you'll notice are VERY drafty in the winter time as your blinds blow with the wind) and checking the quality of the work done in what they call "upgrades" (i.e. light fixtures that don't match anything in the bathroom and are hung crooked and off centered from the medicine cabinets, very noticeable spackle spots that show through the paint, cabinets that are hung unevenly and visibly worn). You can't sell these as upgrades when the work is sh*tty. The unit with the mold issue is actually in better shape than the "upgraded one I'm in now. Kitchens and bathrooms are 2 things that most people look at when selecting a new place to live and making sure they're on point and up to date can really sell these units. PUT THE MONEY INTO THEM and you'll see the return. The current property manager, Keniesha, reminds me of Amy, the best property manager they've had since I lived here, and that is a GOOD thing. Keniesha has made sure that my partner and I are satisfied with the apartment we reluctantly moved into and any issues we have are usually handled promptly. The quality of tenants has improved drastically under Keniesha's management, the grounds are kept clean and well maintained and you can tell she overall cares about the property. Would I recommend the property....? To be honest it all probably depends on the unit and building you're in and what you consider aesthetically pleasing. Barring the mold, there has only been minor issues in each apartment we've lived in. Long read, but truthful.

    Awful maintenance and management , never there and never fixed the ceiling of my apartment when it was flooded due to the maintenance team flooding the bath in the floor above me, absolutely awful!
