Hands down, the Chatham has been my favorite Philly rental property. I was referred to The Chatham by some friends who had previously lived here and loved their experience. I've now been here for over three years and am very happy. I have lived in a studio apartment and a 1-bedroom here and have had a great experience with both. The apartments are well maintained and have so much character and classic features/charm. The price and location of this apartment complex is incredible, you're not going to find a better deal in the Rittenhouse area. Also staff here (the doormen, Mike and his maintenance crew, and location rental manager, Linda Toppi) who run the building are all outstanding to work with and make it feel like home. I would highly recommend this place to anyone who is looking for an apartment in Philly. Its awesome and I cant say enough good things about The Chatham.

I stayed here for 6 months and found this is a great apartment. Perfect location at center city with easy access to numerous awesome restaurants, boutique shops, bars etc. The building management team is super nice and friendly. I will feel going home rather than a cold apartment whenever you walked in. Although the building is not brand new, they managed to keep it clean and functioning well. Worth the price for sure

The Chatham is an amazing classic high rise right around the corner from Rittenhouse Square. The location is perfect. I love my studio apartment, there arent very many like mine and I was so excited to get it!! Linda Toppi, who is the location rental manager, has been amazing since the day I met her in August 2019 to look at apartments at The Chatham and in Fitler Square. She worked fast with me to get this beautiful studio. So happy I chose The Chatham!! On the very few occasions I have had to contact her she has always responded fast! The maintenance crew lead by Mike are amazing ! They get things done fast and efficient. The doormen are the nicest and are always there. No place in Philadelphia I would want to live.! Contact Linda for an apartment!!

The Chatham... The good and not so good: Pros: > Right in the middle of Rittenhouse Sq, so it is a lively, safe neighborhood. > Larger apartments for the price point. Usually 1BR in this area are much smaller and more expensive. Neutral: > Older apartments that SOME have been preserved with the original charm. Others sadly have been stripped of the features that make an old building charming and are just old. Cons: > The Laurel is going up right next door, so you will need to keep your windows shut at all times or risk being woken up by construction starting at 6am everyday and having your apartment completely covered in dust at all times. > Management response is sluggishly slow. > Maintenance response is non existent You call for a emergency issue, no one from maintenance contacts you. They send the front desk to call you and say "they are working on it" and that is it. > Antiquated systems. They just recently moved to paying rent online. Maintenance Request or any sort of communication is done via a piece of paper that you fill out at the desk and hope it gets to the right place. We have submitted multiple maintenance requests over the time spent, and many of them are still not addressed, some dating back from when we originally moved in. > Coin laundry in the basement. Don't mind paying for the laundry since the price point in the apartment is low, but quarters, Really? > Of all of the doormen, only 2 were actually nice and helpful. The rest don't even bother to help you with the door when you are coming in with your hands full. Overall, if you are looking to live in Rittenhouse and have more space but don't want to pay too much and don't care about amenities or responsive management, this is your place. We had a great time living here and have a lot of great memories, but we were willing to overlook the many small issues that added up over time. It is a great starter apartment in Philadelphia as the location is central to everything in a safe and established neighborhood. You will NOT find a bigger apartments in Rittenhouse for what you are paying at The Chatham (trust us, we looked).

For the location and price and sheer size of the apartments, you can't ask for anything else. we are currently in a studio and moving into a one bedroom in April. We shopped around to stay in Rittenhouse, but even the one bedrooms in other buildings are the same size or smaller than our studio at The Chatham. Doormen are friendly, and great at keeping your packages safe. If you don't need all of the fancy amenities to be happy, then this is a great option. UPDATE: Not as happy as I once was. Gave it 5 stars at first, but overtime it is just not there. Solid starter apartment to get to know Philly.
