Safe, quiet and friendly neighborhood. Maintenance is very good. They come out immediately and take care of the issue. Danny has been very helpful, friendly and does a good job resolving the issue.

My husband will have lived here for two years in May. We lucked out and got a 1 bedroom with a den on 3rd floor on the side of the property, so we have nice mountain views. This is definitely a plus. There are a few slight annoyances about the place, but in general we really like our apartment and the community.
Pros:
saltwater pool (so nice not to smell toxic chlorine!)
spacious nicely laid out apartments with lots of windows.
amazing big kitchen with tons of shelving and good gas stove. easy to clean
they have switched to smoke-free on the property
generally pretty quiet (kids playing and school across street make a bit of noise but doesn't bother me)
washer and drier in unit--don't underestimate the time and money you will save (plus nice to know what is being put in your washer)
maintenance crew has been prompt
close to the 5 but not so close it is gross
nice family energy about the place, most noise I hear is kids practicing musical instruments which I like
Cons:
- my washer doesn't work very well, have had no luck getting them to replace
-some weekly noise when they do gardening work, but what do you expect...a lot of nice grounds to keep up!
- tub looks big (bc it is roundish) but actually quite small
- they don't enforce the rules well at the pool. kids running all over and eating in pool during summer. babies in diapers in hot tub sometimes.. Before the non smoking policy, guys come around sometimes and smoke cigars. Not sure if they will enforce it more next summer now that there is a smoke free policy
--the hot tub never gets quite hot enough to be theraputic (I guess they want kids to be safe in...)
--they will raise the rent each time you renew the lease. But all Irvine Co do this. Ours was raised about 3% with the same lease length.
We looked at about 8 apartment complexes in and around Irvine. This really suited our needs. We almost didn't choose because it was 100 dollars over our budget, but it was worth it in the end.
