    Los Olivos is perfect for you if you like to live in a community where people can't put trash in a trash cans. Trash attract rats and coyotes, you can meet this beautiful creatures every day. Amenities are available only if you rent it.

    The quality of the house is worrisome. When it rains, water will flow from the wall like a waterfall to you who is reading a book. With such a big crack, I am worried that one day I will wake up and the windows will fall down. . . Isnt safety of residence the most important thing regardless of the rest of the conditions?

    I have been living in Los Olivos in the same apartment for 4+ years. I came to the office today to discuss the renewal price. The new price is $2425 monthly. Their site shows an even lower price for the same apartment plan, $2375. Additionally, I received a referral email asking for help in finding new customers for a monetary bonus, indicating the company is struggling to find new customers. My concern is why, instead of offering a discount to random people, they cannot offer a more reasonable price for existing customers like myself, who have been loyal for over four years. I also mentioned that last year, there were issues with the quality of customer service. My maintenance request was lost, there are periodic issues with trash (dog waste), and it seems they are overwhelmed and nobody cares about resolving these issues for several days. Instead of acknowledging these problems, the lady at customer service said that I am simply a miserable and unhappy person, and it would be better for the Irvine Company if I did not continue the lease.

    Lived in the community since 2021. The community is convenient to my office and walking distance to some shopping and the Spectrum. Arranging the lease from the Pacific NorthWest before my move was easy and convenient. Maintenance requests are handled quickly and the team are friendly. Some issues: 1) many other tenants use their garages as storage spaces making parking tight. 2) a LOT of tenants don't know how to break down boxes or they throw their garbage everywhere but in the bins creating health risks. 3) I pay my rent via online bill pay. IAC isn't set up with direct ACH so my bank needs to cut a check and therefore I set it up to be sent at least ten days before the due date to allow for USPS. The folks processing checks at IAC must not go get the mail daily or don't visit the bank daily since several times it's taken up to to 15 days for them to deposit my rent check and crediting my account, resulting in a late fee that I didn't earn.

    Im a Veteran and work in the technology sector, and I drove 2+ hours on a weekend today to spend half a day touring this community to finalize moving in. I saw how this place looks at both morning and evening hours. The outside layout is well organized and divided. And that's pretty much where the positives end. From the process of checking in to unlocking with the Bluetooth (90% of units didn't even have their locks working) Then the units I had specified with how many bedrooms and which floor it had to be on, none of that was taken into consideration. Also, the directions to some of these units were totally off on the app.. The units inside were not impressive for the price that's being asked. Some of the units were musty, and some had an odor. And to even call or text any agent for any of these issues, there are so many dead zones that there is no network for communication. (I use Verizon) Final Remarks: If the cell network in the community is not set for proper coverage, the app does not work properly 50% of the time, and the units inside are not fully prepped and clean.. then WHY are they showing a DEFECTIVE system in place that pushes people away! ?
