quiet & neat, especially at night all light on, feel comfortable. Garage door is too narrow for my TOYOTA Sienna. I found lundry room is outside of the house.

I've lived in Irvine Company apartments for 6 years, 4 years at Serrano and the past 2 years at Mirasol and the quality of these communities has really gone down the drain. I decided to lease my apartment after really liking the model tour. The appliances in the model are up to date and new, but the appliances you will get in your apartment will look nothing like them. Appliances are old and dented, oven wont reach the set temperatures, stovetop is missing the long middle burner that the model apartment conveniently has, and the dishwasher had racks covered in rust. Nothing would be replaced since they weren't technically "broken". I leased an apartment that was not dog or smoking friendly, yet all my neighbors had dogs (not service animals) and would smoke on their patios, right outside my window. The walkways were constantly dirty from residents not picking up after their dogs. Apartments had ant problems and roaches were all over the communal areas/pool/gym. The trees between apartments were not maintained and during the spring yellow pollen would cover everything on your patio/balcony and even in your apartment if you like keeping your window open. Mirasol is not gated and I didn't think it would be much of a big deal, but I would constantly see trucks driving into the complex and dumpster diving looking for anything they could take. A little scary when you are taking your trash out at night only to run into some random stranger in the dumpster. There are night patrols that drive by every few hours, but they are there more to make sure residents are not in the pool area. When I was considering moving in, I was told I would have my garage and guest pass. After moving in, I was then told I do not get a guest pass because I am the only person on my lease. Outside parking spots were instead given to families who would use their garages as storage. Had packages stolen from my front door, but management will not allow you to put up a Ring doorbell. Rent will increase at every renewal, even if the same apartments are being offered for less online for new tenants. Be careful during move-out. Lease renewal options are front and center on their website, but giving 30 day notice cannot be done online, and needs to be completed in the office. If you are late, they will charge you a prorated rent for every day you are late. The courtesy email letting you know about giving 30 day notice will be sent to you after you have already passed the deadline. I was charged $1000 for giving my notice to vacate 9 days late, which was 3 days after I received the courtesy email notice. The only email I received before that was the lease renewal email which stated nothing about how to give your 30 day notice. The only good experience with living at Mirasol was the maintenance team (Walter) and Google Fiber. They were always super nice and quick and would do everything they could to help despite being limited by the office. Such a bad experience, I'm just glad to be out. If you are considering moving here, please reconsider.
