Update: the Irvine company decided to restructure and remove the leasing office from property. Which means the service we once had is completely gone. Vendors are doing work with no notification to residents. Rent continues to increase while they continue to remove things from the property. If it wasnt for the school we would be leaving. The company also uses single pane windows so you literally hear EVERYTHING. They will not do double pane windows unless there are enough complaints. SO $3k+ in rent for cheap built apartments. Original: I have lived in the Santa Maria Apt. for a number of years. The luxury in living in apartments verses homes is the fact that there are no out of pocket expenses for maintenance. Any time I have an issue or need something replaced I know that Steven and Juan are on it. I have to say they are the best maintenance crew I have ever come across. All work orders are completed in a timely manner. A majority of the time Steven or Juan complete the job same day. Whenever I become a homeowner would like to bring that team along should I ever need repairs They are professional and Uber friendly

I love the community here. Michelle manages the property and is responsive, kind, and welcoming. For Halloween, they encouraged trick or treating and had a candy table at the leasing office. I called maintenance for everything and they fixed stuff the same day, near immediately. I mostly interacted with Juan, Steven, and Joseph, but their whole crew were professional. They always explained what they were doing and wore shoe covers when coming into our home.

My parents lived here for almost 10 years and had no problems until Oct 2023. 1) smoke was coming out of the stove. 2) mildew was growing fast on the wall behind the stove. Steven, maintenance manager didnt hesitate to schedule a work crew to clean up the mess right away. No more mildew, its gone!! YEAH!! We are very grateful and appreciate everyones hard work: Michelle, Jennifer, Steven, and Juan. Thanks, IAC, for having a great team in Santa Maria. Every community should have a team like ours; hardworking, loving, caring, and worrying about our safety. We recommend living here in Santa Maria Apt Homes.

Stars are for stuff members. You can forget about having a peaceful day living here. Children can be heard screaming in groups all day long, and your dog neighbors bark relentlessly without their owners bothering to control them. Your human neighbors either slam doors constantly or stand beneath your window chatting away. You can just forget about ever having a peaceful day living here.

I've lived here just over 10 years and the main reason is the team that is on the property. Michelle, clearly, runs a tight ship in the office. And Steven & Juan always have maintenance handled. Always timely. Always responsive. The community always looks fantastic. Any maintenance issues we've had have been handled professionally and with care. Thanks Steven, Juan, Michelle, and the rest of the team. Keep up the good work. EL
