    We asked God for a blessing as we searched for our new home. My husband and I walked into a scheduled appointment at a beautiful place called Briton Trace. This is where we met Property Manager Stephanie E. Stephanie was knowledgeable,caring, sincere and patient. She made us feel at home. She answered all of our questions with ease. Held our hands through the application process. Always with a smile. My husband and I looked at each other and said she's our blessing.     My family and I have lived at Briton Trace for a little over 6 years. There are pros and cons to every community but the pros out weigh the cons here. Stephanie is a great manager, she's so relatable and down to earth and truly wants to improve the quality of living in our community. For example, setting up events for the community to come together, listening to complaints and suggestions by the tenants and finding solutions. I love the location. Very quiet for the most part and close to everything without being in the middle of the hustle and bustle. Neighbors are some of the best people I know. Everyone helps one another especially families with kids. There are a lot of kids here and it's awesome to see them grow up together. Super pet friendly!

    My husband and I have been here for over 3 years now. We are pcsing and will be leaving this Friday to our new location. During our time here, We never had any problems or issues. We don't like to bother management or maintenance much so if anything we can fix we do it ourselves. But we have had a few maintenance requests for our heater and ac not working. I love how fast maintenance responds to any requests made. When we moved in we didn't get any inspection checklist but I did note a few things down in case. I thought it was weird not to received one since all our past rentals we've always got one. Our first couple years were fine but with many new tenants moving in now, there's been lots of rowdy kids and noisy neighbors but my husband n I never complained to management about it. Yes its annoying and yes it bothers us but we just not the complaining type. We just glad we leaving so we won't have to deal with it. As for safety of the neighborhood, I say its pretty safe. 3+ years n nothing ever happened to us. Never dealt with any package thief or car theft. My husband always kept his car unlocked and nothing ever happened. Someone mentioned in a review about parking permits but we never had any nor ever was issued any so idk what that person was talking about unless it was something that they issued after we were already here but either way I'm sure all tenants would've been notified. Now that we are moving, I just hope we don't get charge for any of the stuff that was already here before us. It's just my husband n i n my little dog. We did pretty good on our move out cleaning plus having to pay a lot for a carpet cleaner when i think its overpriced for such a small place but either way, we gotta get it done. So ill come back and update after we move to see how the move out inspection goes and see how much they charging us. Oh, and when we first moved here it was Brooke who we worked with and Johnny, maintenance guy, I think. They were both great. With Lisa and Antoine now, we also have no issues with them. All great staff members.

    We were told our carpets would be replaced prior to us moving in, but on the day of signing the lease, the property manager informed us she chose not to replace them. Having new carpets was a major selling point for us in choosing that apartment. It was too late for us to back out and look elsewhere. The carpet was stained here and there with some black spongy substance caked into the carpet. The tenant who lived directly above me acted as though he was in a nightly WWE Royal Rumble match as I've never heard anyone be so noisy in all my life. I could understand if I heard his TV or music playing, which I never did hear that, but I heard him stomping and rolling and throwing things and dragging things across the floor. I reported it to the property manager. Instead of notifying the tenant above me of their noisy ways, she decided to tell me all of that tenant's personal business and how much she didn't like them. Needless to say, our upstairs neighbor continued to be a nuisance. I called Briton Trace's security company (Guardian) 5 or 6 times complaining about the noise. They sent someone out twice; both times they came to my door and not his. One of the two times they sent someone out, it was over three hours after I had called to report the noise. By the time the security people showed up, the noise was over. You need to have a parking permit displayed in your car in order to park here even though there are no assigned parking spots. I asked the property manager if there was a particular spot where the parking permit should be displayed and she said no. She said some people stick them to their front or back windows, some stick them to the back of their rear-view mirror, and others just throw them on their front dash. I decided I didn't want to permanently affix a sticker to my car so I placed it on my dash. So a couple of months later my car is towed by the property manager, and I'm forced to pay $140 to get it back from the tow company. I decided to stick the parking permit to the back of my rear-view mirror since leaving it on my dash can confuse the property manager and the tow company. So my final review of the place is that the property manager was deceitful and lazy, the security company is useless, and the US Mail person assigned to the Briton Trice route does a terrible job handling your mail. I had three packages go missing the 10 months I lived there. The bedrooms are very small, the master bathroom is small, they use old bronze type fittings for the sinks and showers. The place was built in 2012, but it feels much older than that. I overlooked all of those things because of its location, the low price, and the fact I was promised new carpet prior to moving in. There is now a new property manager there so hopefully she'll be a little more on top of things.

Stephanie is a great manager, she's so relatable and down to earth and truly wants to improve the quality of living in our community. Very quiet for the most part and close to everything without being in the middle of the hustle and bustle. Neighbors are some of the best people I know.
