I've been here for a month in a half and it's been issues with the apartment but I'm sure when they get around to me they will fix the issues...But my biggest issue and concerns to date (02/09/2024) is the people who live over me playing their music so loud that it shake my place I would like to be placed in another unit to complete this lease... Very disappointed

There was poop on our sidewalk for months. Our neighbor finally brought out a cone. I had to call the emergency service line numerous times and repairs were never fully completed. They left toilet paper after attempting to clear the human feces. Staff was friendly and inside of unit was clean but living outside a biohazard is horrifying.

Chantel Tori Brittney And Heather I gotta give a big shoutout and a big thank you for helping me manage the problems my apartment may throw at me. Yall have literally made it so I dont wanna move out of my apartment. Theyre so kind, respectful and supportive of their residential community.

Terrible upkeep, record keeping, and worst place for military personnel. They have had multiple vehicle break ins and someone set the playground on fire at one point. My truck got hit in the night. Also, Document every single discrepancy with pictures upon move in. And get every conversation in writing even if it was a phone call or in person, follow up in an email To recap our latest conversation.. There was paint splatters and red stains on the carpet, stained counters, broken blinds, ceiling chipping from water damage in the bedrooms. Not cleaned either. Documentation is everything. Just turned in the keys last month and still trying to get them to plan a walkthrough to make sure I dont get charged. They lock the door that gives access to change out the air filter, Which maintenance does not do. Air filters should be changed out every month. Dryer vents are blocked up so I had to run my dryer a couple times every load. Had to snake out the drains myself upon move in. Trash situation is terrible causing residents to put mounds of trash around the dumpster. Dog parks are just as bad. The workers dont throw away the bagged dog poop to the point where that trash is overflowing and hardly anyone cleans up after their dog. I just took my dog to the vet and he has giardia which was caused by the unsanitary conditions of that park which was my fault for even allowing him to be in that place. Then theres the sewage back up outside the units at least three pipes overflowed around oct 22 causing human waste (feces and toilet paper, see photo)and to flood the sidewalks and parking spots right outside the apartment. Myself and other tenants put in requests for that to be cleaned. My wife called 4x over the course of a week before anyone came by but they never returned her call. Plumbers came bysnaked those drains causing more waste to flood out and then they left it. Put in more requests and still to this day, theres still remnants of waste on those sidewalks. I guess their mentality is the rain will clean that off. Another thing, I payed for a 850 sq for apartment. The unit they put me in, not even 700 sq foot when I measured it (including the patio and storage) and thats pushing it. That alone was a kick to the gut. Then, I got my separation orders so I submitted a written notice along with my sep orders IAW the SCRA and Virginia code stating I can terminate my lease 30 days after the next rental payment. I submitted this on Nov 13th. Management said I had to pay dec which is IAW the SCRA and I dont have to pay Jan and on. I turned in the keys dec 29th and of course on the portal I was being charged with Jan rent and fees. I called and they said they had no intention on releasing liability for Jan even tho its in writing and service members are protected from this under federal and even Virginia law. The manager stated no, its sixty days even after I quoted the SCRA saying thirty days. I went above them and contacted Drucker and Falk, the actual management company, explained my situation and how they are breaking the law, got a ticket number and still waiting to hear back. I will fight this damned apartment complex with everything I have to proof that a lease is not greater than federal/state law and theres a reason why the SCRA exists to protect from predatory complexes like this one for military members. At this point, go anywhere else. I should have posted this dec 2022 when I moved out of this place but just now found my old notes. Didnt even need to re read or edit this. This place isnt worth my time.
