I had the best tour with Melissa recently, she was honestly the best leasing agent has provided me a tour. Ask for her !!!! I cannot express how knowledgeable she was on the tour and how welcoming she was as soon as I entered the front doors to the office. I LOVED the community! And I will be applying soon! The 1x1 was very spacious and the community looks very well maintained. Once again Thank you Melissa!!!!!

My fianc and I had the opportunity to tour Pavona Apartments last week with the leasing agent, Melissa. She was not only kind and courteous, but was also able to answer all of our questions about the property. The apartments were clean and the amenities seemed to be on par. With nearby access to San Jose's Japantown, we are seriously considering becoming a part of the Pavona Apartments community!

Overall, a 3.5 but rounding down to 3 because of Googles rating system and a couple factors. I recommend the property because its relatively better than most, but property management is comfortable with this and is gradually worsening the quality of life here.
Pros:
Residents are courteous, friendly, and respectful. There are families that live here but are surprisingly quiet. On hotter days you may hear noise/activity from the pool, but its relatively mild. Residents are good about curfew hours as it gets quiet after dinnertime. (Some parts of the complex are better than others when it comes to loud neighbors.)
Theres a lot of green on this property and landscaping is actively managed.
The location is nice because its in Japantown, near downtown, courtesy patrol and SJPD are just down the street, theres a park nearby, and the weather is nice.
Parking availability is good because of basement, lot, AND street parking. I have not seen any broken windows, so car break-ins don't seem to be an issue here!
Maintenance is on-point and I never really had plumbing or AC issues.
Cons:
Property management doesnt inspect units before renting them out. I found loose cabinet base boards, light bulbs that were removed but not replaced, walls having marks/dents, door exterior with severely sun damaged paint, and a dirty floor that had marks like someone had just moved out.
They will increase rent by 8.29% as of April 2024 despite continuously cutting office hours and services. This has resulted in filthy trash rooms, carriers unable to deliver packages, and the elimination of office package receiving. If you order large furniture, good luck.
Property upkeep prioritizes bringing in tenants vs retaining them. Certain units facing the sun for extended hours are sun damaged and peeling which I asked about since I moved in in May 23 and still hasnt been addressed.
I dealt with a neighbor that smoked weed almost every hour, well into 2-3 AM so for the good 4-5 months of my lease I couldnt keep my windows open. I often walk on/near the property and regularly smell weed, so the no-smoking policy isnt enforced.
The tenants here are awful about picking up after their dog, especially buildings 3 & 4. After a dozen times or so of my dog stepping in another dogs poop and having to clean their mess, I watch his every step like a hawk or avoid walking him in/around the property out right. Doggy bags are regularly stocked, but the tenants here are terrible about using them.
There is a gym available with air conditioning; however, most of the equipment is for cardio. The few existing strength equipment are poorly kept. Depending on the season, it can be infested with ants and/or oddly, cockroaches.
The apartment is right next to a train track. Trains operate from early to late evening and operators blare their horns 20-40 times while passing, even past horn curfew hours (yes it exists, no its not followed). Imagine being on a call and hearing nothing but a train horn blaring for the next 8 minutes.
The trash rooms are a mess and I have not once seen them power wash them. Trash regularly overflows the dumpsters with trash dumped in areas clearly labeled do not dump. Pickups used to be decent, but over the months they got worse and worse, likely a cost-saving thing, but it has resulted in trash rooms looking and smelling terrible. To make it worse, theyre often left unlocked attracting pests and homeless that go dumpster diving and leave an even worse mess.

JUST AVOID THIS COMMUNITY
The community is generally quiet, and the residents are friendly. However, the leasing office manager, Stephanie, is described as rude, unresponsive, and arrogant. In contrast, Vanessa, the leasing agent, is helpful and does her best, but her efforts are sometimes undermined by her manager.
A resident in apartment 6107 repeatedly complains about their neighbors and the occupants of the unit above them. They also express frustration about people smoking outside their window on N 7th St, where nighttime smokers frequently gather. The leasing staff, unable to identify the actual culprits, mistakenly targets the neighbors, despite their insistence that they have never smoked. This situation feels like an unjust blame-game, especially since no evidence is provided to support the complaints.
The maintenance staff is friendly, but the community itself is poorly maintained. The keys often do not work properly and are not replaced when needed. The callbox is consistently unreliable and may not work for extended periodssometimes for as long as 10 out of your 12 months of stay. Additionally, the AC/heating systems are often faulty, and despite multiple complaints, they are not adequately fixed.
The dumpster gates are consistently left open, allowing homeless individuals to easily trespass into the community. The proximity of the community to rail tracks results in noise. The outside areas are often dirty, and the walkways require frequent maintenance.
I had to terminate my lease after 8 months, paying an additional 2 months of rent to leave this problematic community.
