    Stay away! Elevator always seems to stop working. Management is horrible. Upon leaving received no email about last payment and how much to pay. Also tagged on late fees without any effort to provide details on rent.

    I lived here from Feb 2020 to Oct 2023. My reason to move out was the new management (Klingbeil Capital Management) that overtook the place sometime in second half of 2022. Communication/Office Hours: They are highly unavailable if you need anything. The office is closed most of the times and when its open nobody knows the answers. Only one person has some answers but the second one is just a body in the office. The second individual always calls, texts, or delays the answers and says that they'll get back to you. They tell you that they'll ask and revert back to you but they never do. When you write email, they wouldn't respond in timely manner. Most of the time they email residents about projects on Saturday evening. For instance: I'm sure the tree trimming was not decided on Saturday evening to begin on Monday morning but it was conveyed so late that if somebody is traveling over the weekend, they cannot plan ahead to move their cars and are rather subject to towing charges for lack of communication responsibility from the management. Utilities: My water/sewage/trash bill jumped from $45-50 under old management to ~$140 under new. Nobody has any explanation on why. They also use a "tech-savvy" company to divide the utilities bill among each apartment based on sqft and number of occupants, this is literally an excel calculation but the management charges $5 per month per apartment. There is a $10 account closure fee for the same. Rent: My rent jumped 10% as soon as the new management took over. At the same time the malfunctioning of elevators, locked gates, garage break-ins increased. Move-out: When I submitted the move out application and connected with the office management, they informed me my apartment is going to go under remodeling so they are only going to check for cleanliness and not neat-pick stuff. Accordingly, when I got my move-out inspection done, the staff marked the papers and wrote that they'll only deduct remaining water-trash utilities from the deposit and refund the rest. Surprisingly then they charged me $200 for cleaning and blamed me for not cleaning the house entirely. They didnt even take their own signature as a proof but I had to reproduce the cleaning bill from the professionals with whom I had got the cleaning done nevertheless. Lack of responsibility: Everybody in management is entitled to add charges to an apartment but nobody is authorized to take them off. It has to go through "chain-of-command". Management installed Rently keypad locks on the apartments and started charging $5 per apartment for the locks. My apartment didnt get it for 10 months but I was still being charged for it. This was only removed after I followed up via email for 2 months and then a couple of office visits. Same for the apartment cleaning fee as mentioned above. I will not recommend KCM properties to anyone.

    I lived at Via reggio for 3+ years, and it was great until 2022 - ended up moving out as my rent jumped by 15%. The apartments were well-maintained, and the management was friendly and helpful. However, everything changed when the complex was bought by a corporate company in 2022. Everyday issues - Frequent car break-ins, Unclean hallways & laundry rooms, Weekly water shutoffs, Unauthorized people inside the buildings & pool areas. The customer service has also gone downhill. The new management is difficult to get in touch with, and they are often unresponsive to tenant concerns. I have tried to contact them multiple times about the car break-ins and unclean premises, but they have not done anything to address the issue. The security gates at the entrance to the complex are often broken or open, making it easy for unauthorized people to enter. Pool areas are mostly filled with people who don't live in the apartments. The new management has been nothing but a nightmare. They have raised rents by 10~15%, which is a huge increase for many tenants. Also the apartments dont come under San Jose rent stabilization - they can increase upwards of 10% every year. I have somehow found a better apartment and moved out. I am very disappointed with the way the new management has handled things, and I would not recommend this apartment to anyone.
