The management of the apartment is absolutely horrendous. As someone whos worked in property management for 3 years now, they have absolutely no idea what theyre doing. The apartments are also so outdated for the price. The staff is incredibly rude and the customer service is just nowhere to be found. This should be the very last apartment you consider in both the Sacramento/Elk Grove area.

Obviously, it's an older apartment complex and has a mixed history, as you can tell from other reviews from various sources. As a new tenant, I have mixed feelings, but I want to give the new management a chance to clean up their reputation. The apartment is a decent size for a "reasonable" price, considering the age of the complex and the condition of the complex as a whole. When I moved into the apartment, I had a list of over 10 topics long of issues with the apartment that maintenance needed to address. About 2/3 of those issues, I fixed myself, with my "handyman" experience and the few issues left for maintenance, some were resolved, and some were not. *Update: 3 months late, some of those issues still were not fixed. I did ask management when my issues would be addressed, and I was told they would look into it and that i should resubmit my issue to the maintenance department on the leaseing website. Then weeks later an email apartment wide was sent notifying all tenants that maintenance was shorthanded and overloaded so maintenance requests would be prioritized, so I've been fixing my own maintenance issues, like my toilet chain has slipped off the flap at least 3 times, and the toilet is brand new. I've fixed and improved multiple items in my apartment to upgrade various parts to make my wife feel like we got a deal and not a fixer up that would need constant maintenance requests. As for the complex itself, parking is limited. You will be lucky if an assigned parking space comes with your apartment and the garage situation is in great shortage. Lots of residents park on the surrounding streets for convenience and open parking spaces. The gym is dated but functional. The mailbox is in one central location, so prepare for a walk. The pool section is actually very nice, larger than I've seen in luxury apartments, and there is a lap pool and a hot tub. There is the valet trash you have to pay for, but the dumpsters are all overflowing with trash or recycling, really bringing down the type of neighborhood this complex looks like of feels like. Maybe the tenants don't care, maybe the management doesn't care, but when there is trash just piled around the dumpsters sometimes with the dumpsters empty, it just speaks of a trashy neighbor. I'm trying to clean my area as much as I can, but clean it all up, and the next day, trash just starts to pile up again. Do people not care what environment they live in, and they have the nerve to complain that this place has bugs and rodents. And then there are the gates to block cares from entering into the complex, which are pointless, as the complex is not a gated community. But there is a new management team, and they promised to make significant changes to change the reputation of this complex. Only time will tell. *Update: 3 months later, the staff is definitely short-handed, not all the things are done in a timely manner, especially since after the hidden charges make your rent almost $100 more than your sighed lease. The hidden fees aren't hidden. They are mostly in the lease, but they are not specific up front about the amount, and they include sewer, garbage, and water, but there is a $5 administration fee that is not in the lease that gets tacked on for compiling your sewage, garbage, water, which doesn't come from those utilities, but is a fee charged by Siena Villas specifically for "compiling" and adding that to your total monthly rent. Now I'm not a lawyer, but I'm sure that's not legal as it's not written in the lease as a fee, and it would leave the management open to a class action. Besides the lack of maintenance, I guess the management and Amazon have a co-op with the Amazon lockers on site, so if a package is delivered by USPS, FedEx or UPS to the Amazon lockers, management is supposed to notify tenants when Amazon doesn't give you a code to their lockers. Management manages the lockers on site. So if you order something and it's lost, management can probably get access to it.

The office employees are so rude and they are just beats around the bushes all the time when you ask for maintenance or any other issues. I dont know who are the main people that someone can talk to them about the issues. I dont recommend this place only because of the office employees
