image First off, these apartments do not have "hardwood floors". They are plywood floors with thin linoleum, and that is all. I realized this after someone moved out and I saw what they used to redo the floors. There is zero insulation or padding and it's as thin as wallpaper. God help you if you live in a bottom unit, especially on the Phase 2 side because you WILL hear every footstep above you like people are walking on your head, as well as random bangs on the floor, dogs jumping, kids running, and people arguing. If you live in an upstairs unit people will hear your personal business like beds squeaking, knowing your every move when you're walking, and sometimes whole conversations if you talk loud enough. I don't want to even mention some of the things I've heard while living here.
From what I understand these apartments used to have carpeting until the previous owner gutted them on the cheap. Any of the reputable apartment complexes up the street have carpet the in upstairs units (with the option for hardwood flooring in the bottom units) because they understand the concept and importance of sound insulation. No matter how nice you think the fake hardwood "design" is, you cannot get around physics. It's just striped linoleum to "look" like wood. That is why nicer apartment complexes will have carpet in the upper units in order to minimize noise problems. The thin linoleum is a cheap way to cover a floor without regard for those who have to live with it.
These apartments were built in 42 years ago and were never designed to be without carpet or some kind of floor insulation. Whether you like it or not, carpet with underlayment provides substantial "R Value", which provides sound reduction. When there is direct contact on wood there is R0 (which is zero).
For the sake of improving the quality of life for the residents, and to elevate the apartments in general, I would encourage the owners to consider reintroducing carpet back up into the upstairs units (at least). Otherwise these units are nothing more than gutted plywood boxes, and the noise issues will continue. They send out emails asking for feedback:The fact that the floors are not padded for noise reduction will be the number one reason for me moving when the time comes.
