    Requested multiple times to fix my A/C , maintaining does nothing but change air filters and clean units, they havent hired a professional to come fix the issue with this Texas heat its frustrating!

    I found Montecito through Smart City ATX. I moved here from Florida, so I used an apartment locator since I wasn't able to view apartments before moving here. The staff are friendly and always willing to help. The proximity to the city is amazing, the proximity to Mabel Davis District Park is convenient if you have a dog. However, despite the park signs stating that all dogs must be leashed, some don't. If you have a reactive dog, this is not a good place to take your dog; better off going to Lady Bird where everyone reliably leashes their dogs. I have also found people would allow their dogs off leash on Montecito property despite emails sent from the leasing office pleading otherwise- not much the staff can do outside of that, but just a PSA. However, despite putting in work orders, the flooding and cockroach issues were never fully resolved. I had to have towels prepared to lay on the ground and I ended up buying my own cockroach traps. The first year I renewed my lease they began charging me the month-to-month amount, rather than my usual monthly rent (despite having received my notice to renew) due to a clerical error. It was fixed, but still stressful/inconvenient. A year later, I did not renew (bought a house). Again, despite calling and emailing to confirm they have received my written notice to vacate and informing me I would be charged the prorated amount, they charged me a full month's rent! They told me that this "never" happens, but clearly, it does. I got my security deposit back, but they charged me a carpet replacement fee and another month of water, even though I had not lived there since the end of October (it was cheaper to pay the extra month of rent than to terminate the lease early). The water bill was 3x the normal amount. They said they are in the process of reimbursing me for the amount owed, but if you are in a position where you can't afford to have an extra $845.00 taken from your bank account unexpectedly, for an undetermined amount of time, you may want to rethink Montecito. I am grateful to have the privilege to be able to wait for reimbursement without being affected, but that amount could potentially financially incapacitate someone so I figured it was important to mention in my review. Normally, I would say you get what you pay for, but for $1,100/mo for a 1 BR, you could probably do better.

    Love the Montecito!! Happy resident for 2 years and just renewed for year #3. Location, perfecto. 10 minutes from downtown, quiet and safe. Mabel Davis Park right next door is amazing for morning walks. Friendly office and maintenance team. As a perk for renewing, Amber offered a free carpet cleaning. And most importantly, this property is on the emergency power grid. We only suffered 45 minutes of power outtage during storm this past February. Consider that. My only complaints, because hey ... life. #1: One of the entry gates is ALWAYS open. Hopefully you're a wise human who locks their doors and cars at all times anyway but yeah, not very consistent additional security. #2: Office team never answers the phone. If you have a real concern, show up in person. Email is fairly responsive too. That's all, I love it here!
