    I WOULDN'T BOOK WITH THEM AGAIN!!!! Originally I had booked a house through Airbnb the house host was this rental company. Airbnb Closed my account and canceled my reservation when I was already three days into my 30day reservation I had my 8 month old baby with me and 30 days worth of groceries so arrived called me and asked me if I knew what was going on since Airbnb had canceled the reservation and it said the Airbnb had canceled it not me. I was unaware of what was going on an Airbnb could not give me an answer either. Airbnb had not given me a refund but had also not paid arrived. I got in contact with arrived and asked them if I needed to leave or if they wanted me to book directly through them I explained to them I was able to pay them I just didnt want to have to leave as I had already unpacked everything and had my baby with me and that I would just wait for my refund through Airbnb. One of the girls told me it was okay and that I should wait until Monday to see if they pay them and refund me and if they refunded me I could just book directly through them. The next morning another girl send me a txt message saying that if I didnt pay I had to be out by check out time (11) I was so upset because I had already been stressed out about having to pack everything and leave and had got a little piece of mind when the other girl I was talking to said I could stay and book directly through them but then the next day I have another girl telling me I need to leave if I don't pay right away. Their communication lacks and I was okay with paying so I paid and stayed there for the month as I had no where else to go but they charged me 2 thousand dollars more than I had initially paid.

    Less than 24 hours after singing the rental agreement Arrived cancelled my contract without explanation. We searched, chose, booked, paid in full, signed the contract, then 11 hours later received an email saying the rental was canceled and refunded. Our trip is 5 days away. Called spoke with India she was new couldnt even find our reservation by confirmation number, name, property, or dates. We were told we would get called back but well see. Its pretty messed up they charge customers in full if the customer cancels within 30 days but Arrived can cancel with 5 days if confirmed, paid in full, no explanation, and no consequences. Dont bother with using Arrived. Use airbnb or Vrbo. Update: We were able to talk to an Amy today at Arrived and she assured us there was just a glitch and our reservation is confirmed. I am still nervous but that is why I changed from 1-3 stars. If all goes well I will change it again. Amy was very calm and helped us to calm down and not worry. We leave in 3 days wish us luck fingers crossed .

    Posting this review to appreciate the kind and personal service from the Arrived team as we dealt with an ice storm impacting travel. They were on point with text and calls regarding the safety of roads in the area and ensured the property was ice free. Weve stayed at a number of Arrived properties, and they offer consistently reliable support to their guests.

    A few words of warning to home owners considering Arrived in their search for managed services: During our one year contract we faced consistently concerning communication issues, poor follow-through from our Services rep, and neglect of our rights and our property in clear conflict with our contract. Simply, choosing Arrived ultimately cost us hundreds of dollars for seemingly avoidable issues, and, even more disappointing, the anxiety of feeling confused and underserved again and again. When you live hours away from your property you need to be able to trust your property manager to act with transparency and wisdom in your best interests. This was not our experience with Arrived.
