La Terraza at the Biltmore

I love this complex, my son and his wife live here as well as friends. They are very spacious a decent sized kitchen, loft and 1-2 garages. Very nice layout. The only unfortunate is as of 2/2022 they have raised their prices. Although, I have to say the price increase is still Well Below what ANY condo, apartment, townhome of equivalency is. So should you have the ability to pay the rent you will not be disappointed. One last bit of info, they have quite a wait list and as of 3/14/22 even the wait listing has ceased. I would consistently check if you will be looking for a nice place to live this fall or possibly late summer as the wait list may lessen due to the price increase.

Cons: Take pictures of your ENTIRE apartment on the move in date, and save them all for move out time. They charged us for a screen door that was never there in the first place. I don't think anyone should be required to take photos of stuff that IS NOT in the apartment on move in... That is their job as an apartment management company to have sorted out before move in. Parking, as mentioned in other reviews, is limited, so other tenants will complain about your car if you leave it in the same spot for too long. I went on a multi-day work trip, got a call the first day away telling me that my van would be towed if it didn't get moved by the next day... had to find someone to go move the vehicle since I was out of town which was a pain. You will often find yourself parking on the far side of the complex and walking back and forth to your car. Gate system is antiquated, and any guests will have to cycle through a long list of names to ping your phone in order to open the entry gates. Office communications often came with a tinge of attitude and threats of fines. Tenants rarely clean up after their pets on the fake grass so it smelt terrible in the summer. The pond breeds mosquitos in the swing seasons. Pros: Clean grounds with well maintained landscaping. Apartment maintenance was generally quick and complete. Offered to buy a new fridge when the ice maker stopped working, which was appreciated but not necessary at the time. Clothes dryer took three cycles to dry a load, but as mentioned above we probably could have gotten that replaced if we had asked. Office was generally clear on their expectations and did good sending notifications of scheduled grounds maintenance. The pond gives the grounds a nice peaceful feel.

Love love love the staff and maintenance! The Units are great, walls a little thin. Parking is challenging depending on time of visit or if you own more than one vehicle. But those are the cons all the rest are positive. Going on 3 yrs and I stay cause they treat me like gold! And the convenience of having all the shopping and access to major Highway. Airport is close soo is downtown and Tempe, Scottsdale and Arcadia right up the street and the Biltmore fashion mall post office. I mean its a great place with great amenities staff and all the things you need including Medical services and restaurants wowed choices!

Moved in May 2019. Because these are 3 story condos, the third floor, where the bedrooms are, remain extremely hot no mater how you adjust the thermostat. Lived there 1 year, noticed the Phoenix PD responding on site on several occasions. Not sure what the problems were. Property mgr did resolved any problems in my unit, maintenance people are excellent.
