      East Ridge Estates

      East Ridge Estates provides small community living but you will never be far away from the perks of city life. This community is less than 10 minutes away from malls, shopping centers, restaurants, golf courses, clinics, Children’s Hospital, YMCA, bike trails and more. East Ridge Estates is comprised of a total of sixty-six apartments distributed in ten buildings. These single-story apartments have 6 to 8 units per building and all have two bedrooms, one and a half baths, and in-unit laundry with a washer and dryer provided. Units range in size from 1080 to 1119 sq. of living space. Appliances in the kitchen include refrigerator, stove, and dishwasher. Parking is never a hassle with a single car attached garage.

      image East Ridge Estates is beautiful, peaceful, quiet place to live in. It has an attached garage, in-unit washer/dryer. The property manager Amy is so wonderful. She got us the apartment last minute when we were urgently looking for a place to live. When we had to leave early due to personal relocation, she promptly helped us find another tenant so we can move out smoothly. We had such a wonderful experience here! Highly recommended for everyone.

      image Serious maintenance and personnel issues at this place. I lost hot water and told the local manager. Just lost hot water. 24 hours later, I came home to find my bathroom and hallway flooded. I asked what happened. "It happens, man," was the reply. I complained about the fans and dehumidifiers outside my bedroom door. "You don't have a choice. You rent it, we own it." The next morning, a regional manager showed up and repeatedly told the site manager not to let anyone replace the water heater. Just fix it. Grudgingly, she called a plumber. (A real one) They felt bad for me but couldn't stop laughing at these people. They had a new tank installed in two hours. This is who works at Eastridge Estates.
      The conversation I refer to about the tank happened right in front of me. As did the rest of this, the exception being the on-site-manager's call to the plumber.
      The apartment was not flooded when the maintenance guy got there. It was flooded when he was FINISHED. The plumber told me the tank was leaking, not a valve. The bottom was rusted badly.
      I accept that you find this hard to believe. Maybe that's a good thing. But I couldn't make this up if I tried. 10 years a renter, I have never seen anything like it.

      John,Thank you for taking the time to leave your review.Our maintenance staff is trained to troubleshoot mechanical problems in order to diagnose the problem rather than replacing appliances that could be repaired with a replacement part. A valve was leaking and was replaced and water did get onto the floor and the carpeting. A fan and dehumidifier were put in place to help dry the floors.Once it was determined that the repair didn't solve the issue, your hot water heater was promptly replaced, as you noted, in two hours.Regarding our staff and the comments that were made, mechanical issues are the nature of residential properties. Appliances go bad and they need to be repaired or replaced.As to your concerns with the fans and dehumidifier being outside your bedroom door; did you inquire with your renter's insurance agent to have them put you up in a hotel for the night? Renter's insurance covers those sorts of things. If you don't have renter's insurance, I strongly encourage you to contact a local agent. It will likely cost you about $12 a month.Out of curiosity, were you privy to the conversation between the Regional Manager where he allegedly told the Site Manager repeatedly not to let anyone replace the water heater? That doesn't seem like something you would be part of the conversation, nor does it sound like something our Regional Manager would say.John, you have to understand that things happen in our business that are beyond our control, such as a hot water heater that stops working, and we do what we can to fix it or replace it. I could understand your frustrations if you were out of hot water for weeks and complained about it but the staff refused to do anything for you but by the sounds of it, you notified them, they came in to troubleshoot and tried to fix the problem promptly, it didn't work so a plumber was called.Let me ask you, John, how would you have better resolved the problem so that we can do better to serve your needs in the future?
