**Update: The "owner's" response is laughable and sadly a lie. I have my lease agreements. Facts are facts. One more reason to distrust Ripple. I just reduced my rating to one star.** Original post: My rent increased 54% in 3 years. Every year, I was required to pay significantly more to the point that could no longer afford it. +13% after year 1, +13% after year 2, +22% after year 3. I could no longer stomach it, so I left. Beware of BIG annual rent increases! BTW, I always paid my rent upfront and never once contacted landlord for anything. I was a perfect tenant...

Price gouging after moving out. Relatively pleasant experience while renting other than general negligence in property maintenance but then after moving put charged nearly 2000 dollars to repaint and purchase blinds. Tasks that are general maintenance after a place has been lived in for a few years. They hired the painter for the same day as move out showing that was always their intention then have the gall to charge the renter? Don't charge me for your own properties general maintenance.

Ripple Management is the BEST management company in Dane County by far! They have gone above and beyond to fix and take care of everything right away with our new house that we are renting. AJ our property manager has been so amazing to all of us and has gone out of his way to make sure everyone is happy. I highly recommend renting from Ripple! Thank you so much again AJ for all you have done and going above and beyond. We love our home(:

Like many others, I wish I could leave a "0" star review. I never have left a review of any place I've lived before because every landlord I've ever had has been a decent, prompt, and NORMAL, human being. Ripple Management is far from normal. They stated they hired a "Cleaning lady" before we moved in. Cleaning ladies don't leave moths in widow stills and dirt caked into the ground. When we moved into our property, we were promised many amenities. When we moved in- none of them worked. We were promised a garage. Didn't work from day one. We never once used it the whole time we lived there. When they did fix the garage two months later we were never informed on it, I had to ask. The washer and dryer didn't work from the first day as well. They did not care. They left us without a dryer for 2+ months. They would have repair men come into our homes without warning. This is very alarming for 2 young girls to have random men showing up. I got locked out of my own home because of this. This happened multiple times. We had cockroaches, RATS, stink bugs, tons of fruit flies. This company is basically a scam. They wont respond to your messages for days and sometimes weeks. They allowed our downstairs neighbors smoke cigarettes in the house despite my asthma and out 15+ requests to ask them to stop. I had a surgery get canceled because I could have no nicotine in my system, and due to second hand smoke from the downstairs neighbors my surgery was cancelled. Luckily, they let me reschedule- otherwise I wouldve been out 10k due to Ripple. They also allow the downstairs neighbors to tie their pitbull dog up to a tree, which the dog would bark all day long. Phil in specific, shouldn't even be employed there. He ignored us the day after we signed the lease and even ignored calls and texts from my mother, who is also a business owner. Finally had to get in touch with upper management and still the smoking never subsided. Julio ended up being helpful, as he let us out of our lease early due to my health reasons. If possible, do not ever ever ever ever ever rent with these people. Worst place I've ever lived in my life. EDIIT: we were also charged for things that were already wrong with the place when we moved in. And there is mold that they just painted over.

Hello John,We're sorry you're unhappy, as you are a good tenant. Rent increases over your tenancy have been far less than you allege in your review. We wish you the best of luck finding a comparable unit in the same area for less. Thank you for being a good tenant.

Hello Mr. Lyman, Thank you for residing with Ripple. We're glad you thought it was a relatively pleasant apartment rental experience. We see you're not happy with your disposition. We did tell you that if you wanted to discuss or dispute any charges, please give us a call. We didn't receive a call, but we did see this review saying we charged you "almost $2000." In truth, the charges were $1100. Of these charges, about a third was for cleaning not done and just the portion of painting needed that was beyond normal wear and tear, a third sprang from items either broken or left behind, including several pieces of furniture left at the curb, and the final third was because you vacated the unit a day after your lease ended, thus preventing the new resident from moving in. We hope you understand that you can avoid incurring such expenses next time you vacate an apartment by attending carefully to the move-out requirements of your lease. We wish you a positive experience in your next rental home.

Hello Haley,We’re sorry you weren’t happy with your time at your Ripple Management apartment. Ripple is in the business of customer service, and we’re confident that we worked hard to address each of your concerns in as timely a manner as possible. In fact, we have digital records showing that we did so. Our response time to your communications averaged about 10 minutes (the exception was a weekend non-emergency, which we handled Monday morning). In response to your concerns:- Cleaning: Your unit was fully cleaned the day before you moved in. - Garage & Dryer: We ordered dryer and garage parts as soon as we knew repairs were needed. As soon as the parts arrived, we fixed the dryer and the garage. An email was automatically sent to you when the repairs were marked as completed. - Maintenance: You gave written permission for maintenance to enter, so they did enter. - Pests: Your unit was inspected twice for pests, but none of any kind was found. - Smoking: The smoking individual lived in the building next door, which we don’t manage. As such, you can only ask him to move farther away to smoke or close your window. - Dog: We received no message from you about a dog tied in the yard and barking all day.- Mother: We didn’t talk to her because problems are fixed faster if we speak directly to someone who lives in the unit. Nevertheless, since you were dissatisfied, as a goodwill gesture we let you out of your contract and waived the lease-breaking fee. We also waived the late move-out fee when you delayed the new tenant’s move-in by a day. We wish you the best in your next apartment rental.Ripple Management
