        The HOA is pretty bad here... It's a free-for-all and anything goes. There is zero enforcement for written policy. Also keep deleting negative reviews... Don't believe for a moment this place earned their 5 stars on Google.

        Sammamish river villas, a nice community to live in the heart of redmond downtown. Close to shops, restaurants, transit center and town center. Close to Sammamish river trail if you like walking and jogging. Excellent schools in the neighborhood. Easy commute to Microsoft, Facebook and at&t office. The best location to enjoys everything.
