    I have quite a laundry list of problems with Precise Custom Homes, but I'll give two that I think are illustrative. Like another reviewer I had to replace large portions of my roof that were the wrong type for the slope (~$9k). Additionally, I'm attaching a picture of big chunks of rubble that were buried a few inches under the surface of my front lawn.

    BUYER BEWARE. In March of this year, my wife and I purchased a home that was built by Precise Custom Homes in 2016. This is the first home we have bought, and we purchased it from the original owner. During inspection it was noted that there were stains on the ceilings of both the first and second floor from roof leaks. We were told that just after the home was built, there was a bad storm and the roof leaked. The sellers agent said that the home was still under warranty at that time (~2016), so Precise Custom Homes had come out and fixed the leaks. Fast forward to 2021. Several weeks ago, after a night of rain, I came downstairs and found a puddle of water on the living room floor. I contacted our insurance company and multiple roof repair companies. Our roof is a low slope, 1/12, roof. This means for every 12 inches of horizontal distance the roof only drops 1 inch. There is no problem with that, but every individual that looked at the roof immediately identified that the type of roofing material used, 3-tab shingles, were never to be used on a roof this flat and were incredibly prone to leaking in applications like ours. Despite the availability of multiple other roofing materials that are intended for low-slope or flat roofs, Precise Custom Homes used 3-tab shingles which is also the cheapest and lowest performance roofing material available. Last week, when it rained hard again, water began pouring into the living room through light fixtures and AC vents. I sat in my living room for several hours that night and just watched as water poured out of the ceiling of our newly purchased home that is only ~5 years old. Of course, our insurance will only provide funding to replace the roof as it currently exists, even though all manufacturer documentation on any style of shingles specifically says they are not intended for roofs like ours and will not be covered by any warranties. Now, my wife and I, after less than 2 months of living in our first home, which again is only ~5 years old, are now paying out of pocket to have one of the several types of roofing material that is correct for low-slope or flat roofs installed. Last Saturday, I finally decided to call Precise Custom Homes and ask for any sort of reasonable explanation for why they built a roof with materials not rated for this application. The owner answered the phone the second time I called, and said that a few years ago they were being allowed to use 3-tab shingles on flat roofs. I am not a roof expert, but every roof company I have talked to has said this is 100% incorrect. These companies have all said that the code is no different now than it was then, and that no shingle manufacturer has ever rated their product for roofs like ours. They said the inspector who performed the original inspection during construction was likely not as educated on roofs as they should have been, or they were knowingly looking the other way at something they knew wasnt correct. The owner told me he owns several rental homes in our neighborhood and they have had to go back and replace the 3-tab shingles on those homes with the correct material because of problems similar to ours. The owner then told me that he was in the middle of something, and asked me to text him my name and address so that he could call me back when he had time to talk. I did as asked, and surprise, surprise, 5 days later Ive received no reply from anyone at Precise Custom Homes. I dont expect PCH to offer any support or help with dealing with this, so I only know to say that being a first time home buyer, purchasing a home that is ~5 years old, and watching water just pour through the ceiling when it rains is an absolutely saddening and gut sinking feeling. My advice to anyone considering using PCH is dont let this happen to you. This home should have never had 3-tab shingles installed, so it would be in your best interest to thoroughly inquire about the roofing material being used on your home, and to ensure whoever is doing the inspection during construction is both qualified and trustworthy.
