The area is beautiful and the people who live here are very friendly. Working with Lisa in the Sales Department was a very positive experience. The Amenity center is exceptional with many organized activities and a wonderful staff. The view and the pool are stunning. The HOA is very strict and pretty much anything you do to your home on the outside needs to be approved. The subdivision is gated, however during construction the gates remain open during the day. There has been quite a bit of vandalism. A security system is a must. The construction crews are extremely messy with debris and litter everywhere. The builder, Pulte, does not have attention to detail. If you decide to build here you have to be on top of the project. An independent inspector would be a good idea. Do not sign until Everything is completed to your satisfaction. It is almost impossible to complete after closing. The Pulte liaison Julie Rodriguez is great to work with. It was a few of the contractors who were hard to work with. Update: after living here 2 1/2 years. Most people are friendly. You have an occasional Negative Karen type person who just hates their life and exudes a hateful attitude for no apparent reason. As for Pulte, they addressed most of the concerns we had in a favorable manner. I t is a very quiet neighborhood and safer than most areas of Albuquerque. We have amazing views and we are enjoying the community. The inner workings of the Amenity Center are a bit questionable. They have recently doubled the fees for guest pass use of the pool and exercise facilities. It is a bit unsettling that the fees for guests have doubled since we moved in. If you have guests it will cost you $8 per person/day. That seems ridiculous to me as our HOA fees are $185/month. When we moved in the pool was accessible until 10pm. That has changed since the pandemic and now it closes early in the evening and even earlier on weekends. This seems ridiculous as the pool typically has very few users. If the pool is a draw for you living here, you need to carefully review all the rules.
