Hello, I been in Heatheron estates, since December 2022. From January until now June of 2023, my laundry room floods. The basement area with the carpet also floods. Water comes in from all sides. I have black mold that haven't been addressed. You can't get help from no one. I have to kids that have breathing issues. At this point I'm looking into seeking other for help. I have videos and pictures that are time stamped. I have entire basement wall with mold now.

Ive been living at Heatherton Estates since May 2022. The move in process was simple but, I did not like the fact that I didnt get to see my unit before signing my lease. The employees in the leasing office rarely answer the phone. Also, emails never get responded to. There are on going issues at my unit, no one has come by to fix them at all! My dishwasher has been broken since the beginning of October and no one has came to fix it! This is very tiring. I pay my rent on time and my problems still get pushed under a rug!

I unfortunately lived at one of their properties (Arlington) and am thankful to be out. This is a warning to anyone looking to rent one of their properties: do not live there. Sort the reviews by "newest" and you'll see the positive reviews seem to be coming from employees, not residents. We had a ceiling that dripped water for nearly 4 months, from April 2022 to August 2022. Maintenance was out on an almost weekly basis to address it. In October 2022, we suffered from their maintenance team's lack of response during a sewage backup, the second backup since we had moved in. The backup was caused by tree roots in the exit line, which back-flowed into our unit. Maintenance did not respond to multiple emergency maintenance requests. Maintenance finally showed up at 8AM THE NEXT DAY. They offered nothing besides calling a plumber. After the backup was fixed, restoration work began and never finished. The bathroom floor, plumbing, and some parts of walls were removed. Carpet under the stairs (storage closet) was ripped out. As a result, our lower level was cluttered with our washer and dryer, as well as other personal items previously in storage, sitting in our living room, dining room, and on our couch. It was nearly unusable for 2 full months until we finally moved out in December 2022. I requested a conversation with the area manager who is responsible for our property. I randomly received a call from a No Caller ID private number at 4:54PM one day, right before the offices closed. It was Ryan Werkmeister, who only initially announced himself as Ryan, and did not identify himself with Stonecreek Communities. The only way I could identify him as a representative was because he stated he was calling about an apartment I was having issues with. The whole call was a huge waste of time and a slap in the face. The only responsibility taken was on the failure for Maintenance to respond to the emergency calls on 10/2. I was told that they would not release me from our lease and that 'much worse would have to happen' for them to release us and that this is not really that bad. He said that compensation might be possible, but we did not have that conversation during this 14 minute call. Ryan said that because of some of the worst flooding in recent times that issues like this were more common. This was not a flooding issue, this was a sewage backup issue. There was no valid response or future action laid out in this conversation. Ryan made the claim that while rent is going up, some of the neighboring communities are going up way more and that the increased rent is needed to keep up with maintenance. This pretty much turned into a sales pitch to get me to renew my lease. There is supposedly 'no preventative maintenance' and it's all reactive because that's 'how all problems are handled'. On the contrary, if the sewer backed up twice in 10 months for the same reason, would it not make sense to snake at least once or twice a year to prevent this? At the end of the day, the way my problems were handled and the manner in which I was poorly addressed reflects heavily on my experiences living at one of their properties. If management replies asking if there is anything they can do, they can start by giving the rest of my security deposit back. These photos were all taken from the first floor of our unit.
