    No amenities, both pools are closed year-round, maintenance never respond to issues my bathroom has been messed up for 2 years, gym and laundry room is usually locked, the playgrounds are messed up, and the managers are not easy to work with unfortunately. When you first become interested they will show you an apartment that is clean, but will give you an apartment that has mold growing in any crevice. For the past 2 years Ive only seen 2 people working on things, a maintenance man and the pesticide sprayer. For 1200, if you are not in a big need for a place to stay I highly recommend that you do not come here!!

    Roach infested ! Mildew in apartments . Maintenance man dont do his job. Toilet went out for months and nobody came to fix it . Walking upstairs I got tetanus. Every night I heard gunshots. Managmnt sucks , and always want the rent

    Tracewood Apartments is the place to be. I have been living there for a year now. I have had no problems at all. It is very quiet and peaceful. I have only had one issue where maintenance had to be called and they came right out to fix it. The office staff is very professional. They have made me feel welcomed and at home each and every time that I have encountered them. Meet and Greet Nights are the best. Love the fact that we get the opportunity to meet our neighbors and have fun at the same time. The staff are Tracewood Rocks and Tracewood Community Rocks even harder. If you are looking a safe and welcoming place to reside Tracewood is the place!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

    I lived at Tracewood for two years in two separate apartments, and my experience was terrible to say the least. In my first apartment, which was in building 7, maintenance requests that we submitted on day one remained untouched until we moved out a year later. Cabinetry remained broken, fixtures were very poorly painted, and flooring that was damaged by the maintenance crew was never fixed. The apartment always reeked of marijuana and cigarettes (no one in my apartment smoked). The outside of the apartment was never kept clean. We had consistent issues with the garbage disposal and the dishwasher, and one of the maintenance staffs fixes actually just made the problem worse. After a year, we moved into a larger apartment, which was in building 12. The cabinetry in the kitchen was falling apart, there were through holes in several windows, fixtures in the bathroom were pulling out of the wall, and the toilet in the master bedroom ran constantly. Despite notifying maintenance repeatedly, nothing was done. We would fairly frequently lose water pressure with no warning. The thin walls allowed you to hear everything in the neighboring apartments. The upstairs neighbor held frequent midnight karaoke parties that you could hear from the street. There were other various issues with the apartment, but the biggest one was the flooding. After a heavy rainstorm, I woke up the next morning to discover that my carpet was soaked. After calling the office, they sent a carpet pro to clean up. No one from maintenance came over. The pad was removed from under the carpet and the room was left to dry. A week later, another rainstorm sent water pouring into the room, flooding half of it. This occurred after hours so we called the emergency number. After several failed attempts to get through, I went around looking for an apartment employee. When that failed, I went and knocked on the door of our upstairs neighbor, who worked for the apartment maintenance crew. We were told when we moved in to go to him in case of emergency. When I knocked on the door, he yelled at me through the door, never answering it. When I explained my situation, he said he was off work, that he didnt appreciate my knocking on his door, and that we should call the emergency number. All of this was yelled at me through the closed door. Realizing nothing was going to be done about it, I had no other option but to leave it as it was and to go into the office the next day to talk to them. After talking to this man, the rain and the flooding got much worse. I told the office managers about what happened and said Id like a new apartment. They told me Id have to wait until the district manager got in the following Monday (I went in on a Thursday). I was also told that the emergency line was down and that was why none of the calls got through. So if this happened again, Id have no one to call and nothing could be done. The only positive part of the conversation was when they apologized for the conduct of their employee the previous night. I also learned that they were aware of the foundation issues that were causing the flooding and that those issues existed in five of the apartment buildings. When they eventually offered a new apartment, its foundation was worse than the one we were in. It was a second floor apartment, and the slant in the floor was visible outside from the ground. As for the condition of the complex as a whole, it is dirty and unsafe. In the lease contract, it states that the apartment complex is responsible for keeping common areas clean. They do not uphold this. The sidewalks consistently have trash on them. There are bugs in many of the apartments. All of the pools on-site are green or brown, which is completely different from the advertising. It is not uncommon for residents to party loudly in the parking lot, or for shots to be heard in the complex either. I do not mean to be vindictive in writing this. I simply want to warn other potential renters what they are paying for. I hope that things in Tracewood improve.
