        For the most part, Invictus has been a good mgmt company. They have been communicative about any disruptions, were reasonably priced, and maintenance was relatively prompt and friendly. However, they are deciding to raise rent by $100/month to be more competitive in the market essentially forcing a lot of people out. I have been a consistent paying tenant for almost a year and a half. Places I am looking at that are larger, in better shape, and newer are less than the rate they will be charging for my apt in a couple months. I don't have anything negative to say but beware of price increases! $1,050 won't buy you laundry btw

        *0 stars. For the second time the apartment has water violently pouring out of the ceiling. This time theres smoke everywhere as well. Maintenance has been contacted multiple times over the last two hours to no avail. Most tenants are standing outside in 10 degree weather. Also when I called multiple times over several weeks to get my mail key replaced it took them three weeks to get me the completely wrong set of keys.

        I lived in an apartment run by this management company (previously Olympus Properties) and had a hard time with management. We had a few problems management didn't care to address, including people parking in our designated parking spot for days at a times, and my bike being stolen from the locked bike room. The owner ended up giving me his personal line which was kind, but we still faced difficulty in getting issues resolved and they did nothing and didn't care about my bike or the break-in. The apartment itself was lovely and maintained great, just be aware of the issues with management.

      Hi Olivia! Thank you for your review. In regards to the water, this was reported after 8 AM on 1/11 (today) and it is now 9 AM and we have two techs there. We did not receive any emergency calls on our after hours line about this issue or any messages on our office line about this prior to 8:02 AM. We are working on the issue now. We recently took over management and have not had this issue previously, nor did the previous management make us aware of any previous issues.In regards to your keys, as stated, we recently took over management about ~two months ago. When we purchased the property, we did not receive full sets of keys from the previous owners. We actually reached out to all residents asking if they would like additional sets of keys and at that time you requested an additional mailbox key. We had to go to your unit and drill out the lock and make new keys for the new locks. That is the reason behind the delay, the lack of keys and the work required to drill out to get new locks installed.We are sorry that you are dissatisfied with things but we would love to speak more.       Hi there Natalie, we are sorry to hear about the disappointment you experienced with your previous management company, Olympus Properties. While Invictus does now manage some properties that Olympus used to manage, we are a separate company. We do not have a record of you as a resident so we do not even know if the building that you used to live in with Olympus, is even a building that Invictus manages, as the previous owner did sell different buildings to different owners. We would suggest reaching out to the previous Olympus owner if you had any building-specific complaints that you would like to pass onto the new owners. As far as your review, we would ask you consider removing, or contacting us to discuss further, as we will repeat that Invictus Management is a totally separate company from Olympus. Thank you!
