    I live in an HOA that is managed by Genesis and to say I am unimpressed would be an understatement and if their was an option for zero stars that would be my rating. My wife and I bought our home a little over 2 years ago and quickly experienced that there was an aggressive, unsafe, dog down the street after it broke through a second story window screen, jumped down on the garage roof, then to the ground and attacked my wife & dog and our dog ended up being bit. My wife and I filed a complaint with Genesis and they said they would send a letter. We also contract the Washington County Sheriff's department to report the incident for documentation purposes. Now fast forward 2 years and my wife and/or dog have been attacked my this same dog a total of 3 times while they are on their walks. We have filed complaints each time and when I called in yesterday, immediately after the 3rd attack that drew blood, Caroline (who I spoke with) asked for the home address of the dog that bit my wife and after I got the first 2 house numbers out of my mouth she asked if it was the same dog that attacked a 7 year old boy a couple of months ago. The attack on the 7 year old boy was news to me but it was also shocking that Caroline was openly aware of this aggressive dog and even provided new information to us but nothing has been done about this dog. After walking around the neighborhood last night to ask neighbors for ring camera footage that has been requested by the Washington Country Sheriffs Department, I learned that there have been numerous complaints filed with Genesis Properties about this dog and nothing has been done. Unfortunately, Genesis will do nothing about this like the previous incidents but if you are a new renter or homeowner looking to buy a house I would check to see who manages your HOA before buying or renting because had we been aware of Genesis Properties lack of care about basic human safety, we would not have moved into this neighborhood.

    I bought My Home here in March 2023, the office management here sucks, I put in a maintenance request by calling the office at 10:37 AM on 18 August is now 19 August 1:20 AM. I have called emergency maintenance seven times and the problem was supposed to be fixed before the office closed Friday with a pipe, completely busted under my kitchen sink they went home for the weekend with a maintenance request in. I called the after hours seven times, they were supposed to call supervisors and higher-ups. Still no response from nowhere but as soon as I take this plumbing, price tag, and deducted from my HOA fee, then its going to be a problem. My next report will be to the Better Business Bureau because theyre taking all this money and not doing a damn thing for Ive called the office four times since I moved in asking for important paperwork that I need to send a work of mine. Was told I was get it three weeks ago. I just got it today. Unfortunately it dont help me at this point why are we paying them to manage property that theyre not managing not a bit, I am 61 years old and I dont do any maintenance, I shouldnt have to. Thats what I pay them for. So just got a call that fixing the pipe is my problem. It was nice of him to tell me this 15 hours later. What great service, different properties, have different rules, of the services that provide.. Im so lucky but what I will say positive is that Kelly the office management she the only one that know how to deal with people with mental illness because I am one with mental illness and physical illness and she is the only one I want to deal with me in the office because shes the only one thats know how to talk to me. Shes the only one who know her job and shes very good at communicating with people with mental illness. The rest of a homeowner should have empathy and sympathy, because everyone that buys their home here is not the same you have to deal with people on the level as she knows how to do that ,also, Pete Maintenance man is really good at dealing with homeowners. I do not want anybody in office to contact me but Kelly I dont want anyone in my apartment but Pete and Kelly they really know how to deal with customers. I give them all praise now the HOA is another subject that I will not get into because it puts my anxiety up

Zachary,At Genesis we fully understand your concerns regarding the issues with the neighboring dog. As the property management company, we are bound to work with the board to enforce your governing documents within the HOA. Unfortunately, there is no restrictions regarding dogs within the documents, therefore this is a civil matter which will need to be enforced by the county, not the HOA. We will assist however we can within the governing documents.
