Usual Landlord stuff, bad paint jobs, light switches without panels, abuse of tenants. They will change your lease agreement without your consent or knowledge. I would give this a ZERO star if I was allowed. This is one of the worst places to stay around town, and definitely avoid campus hill. That's where they put the people who can't afford capitol villa and they treat you subhuman in every interaction. I'm also pretty sure they do illegal stuff but expect tenants to not know their rights. DO NOT SIGN A LEASE WITH DTN!!!!

There are three objective faults having to do with safety that makes this property unfit to live at, in my opinion. 1. there's absolutely no enforcement of parking or driving rules on the property. This sounds like a nitpick at first, until you realize that parking at Capital Villa is accessed via a private, narrow *one-way* street that wraps around the building. People regularly drive the wrong way down this road, leading me to experience several near-collisions, both in a vehicle and on foot. 2. There Is nothing resembling controlled access at the property; the only place with a key to get inside is the leasing office. No keyfobs, no parking gate, and no locks on the building doors. 3. There are no exterior-facing cameras at this property. What I mean by "exterior facing" are cameras that face the parking lot and entrances into the complex. This means that anyone off the street can quite literally come on the property, get inside the building, and walk right up to your front door without being detected. During the last week of March 2022, I and several other tenants (according to police reports) had their catalytic converters stolen from their vehicles in the middle of the day. When I spoke with the representatives of the complex in the leasing office, they made it clear to cite the clause in their contract that shields them from liability for theft. Many months later, they have not even publicly notified the rest of their tenants that the theft took place. I didn't want to spend the majority of this review focusing on the subjective faults of the complex that can easily vary from person to person, as the safety issues alone are disqualifying. Convenience stores have more safety infrastructure in place than this 100+ unit residential complex.

I have persistently reached out to management regarding the persistent issue with our sink for the past 4 months. The drainage problem coupled with occasional gunk overflow, resulting in an extremely strong bad smell, and gunk-filled water spilling all over the kitchen floor further leaking onto our carpets are a representation of our terrible living situation. Despite several visits from the plumber and attempts at fixing the problem, it remains unresolved. In fact, during the last visit, the plumber not only failed to fix the issue but also disabled our garbage disposal, additionally leaving the sink leaking from its base. Despite my continuous efforts to communicate with management, there has been no resolution in sight. Update: This morning, I finally received a call from a representative of the management team, addressing the ongoing issue that has been causing me frustration for months. Unfortunately, it quickly became apparent that the representative wasn't fully briefed on the details beyond what the plumber had noted. This seems to have led to him drawing his own conclusions during our conversation, which felt dismissive. He seemed to doubt the validity of my account, which was disheartening given the persistence of the problem. While I understand that tenants may not always provide the clearest information, it was frustrating to be met with skepticism, especially considering the ongoing inconvenience. Moreover, the representative's initial assertion that I might be charged for any future occurrences of the issue, without fully understanding its cause, was worrying. I tried to explain the information provided to me by the plumber, emphasizing that the problem stemmed from the aging and degradation of the pipes, something that falls under management's responsibility. Afterward, the representative seemed to backtrack on the potential charges. Interestingly, the subsequent assessment by the plumber confirmed that the issue was indeed caused by a break in the pipes, absolving me of any blame. Furthermore, the plumber later revealed that our drainage system is connected to the unit upstairs, which complicates matters further. This crucial detail was not disclosed by the management representative, raising questions about accountability for any potential charges. This situation highlights a clear breakdown in communication between management and the plumbing team, as well as a lack of training in handling tenant concerns. As someone who has been a resident of Capitol Villa since early 2023, I have had numerous issues with Capitol Villas management, most stemming from poor communication. I had been considering renewing until the culmination of the issues I have had to deal with regarding management. I recommend you stay away from Capitol Villa. The management appears to be poorly organized, encounters with employees are inconsistent in quality to say the least, and there's a concerning lack of consistency in the information provided, depending on who you speak to.
