    Great place to live. Convenient to many transit options, the maintenance is very quick and responsive. Everyone is super friendly! Edit after sale and new management: new management is very disorganized and does not communicate well. Theyre not proactive in responding to issues. Theyre asking for very personal information on poorly designed forms.

    EDIT 03/01/2024: While maintenance is still great, and there are good people in the rental office, the handling of various shifts in management, being able to pay rent, and general communication has lowered my rating to a 3. No longer are their community events, the management makes random announcements and decisions regarding payment portals, and has generally shifted to what can only be described as a \_()_/ style of management, lilting towards apathy. Still way better than other places I've lived (we still like living here), but I'd like to see more positive trends towards management actively doing more to support residents. ------------------------------------------- We've lived here for over two years and have loved it. The maintenance is always SUPER responsive (we're talking the same day), and the leasing office staff (Tony & Jazmin, in our experience) are there to help you with whatever concerns you may have. It puts you at ease knowing they've got your back and will quickly address any problems. Additionally, the office has been hosting excellent quarterly community events, which is a great way to get to know neighbors (if you don't already, since everyone is super friendly). We've been to several events so far and the food, drinks, and activities have been fantastic. Let me mention obvious stuff: Very close to the metro, grocery stores, and restaurants. Lovely property, which makes you feel a little more detached from the city. If that's not enough, Rock Creek Park is a few blocks away. Major bus lines run up and down 16th, making it a breeze to get downtown, if the metro's having a rough day. If not, parking is pretty easy. It's sincerely a great community that has become better the longer we've lived here.

    Apartment is fine, but good luck if you ever get locked out. No one picks up at the office even during open hours. I got locked out once and so did my partner, and both times we've had to break back into our own home because no one could be bothered to help us for hours.

    I have lived in 2 different parts of Falkland Chase over the past 5 years, and I have a lot of thoughts: Pros: Truly a great value for the area, the buildings may be older, but they are insulated from noise very well, and the entire vibe is charming if you're ok with design that's a bit dated. I love that the apartments aren't high rise. Maintenance is always super nice and responsive and does their best to fix your problem. Cons: If it weren't for management, this complex would get a 4 star rating at minimum. Over time, the leasing office has become less and less responsive, cared less, answered the phone less. I don't love that. I'm lucky to get a response on an email now, when Falkland Chase used to be quick to respond and care about their residents. This has even become so bad that once I had a recurring safety emergency with documented details that I sent the leasing office only for those emails left unopened and me having to resort to calling the police when Falkland Chase could have resolved this issue internally very quickly. I sent an entire email addressing my call to the police and proposed safety measures to which Falkland Chase did not even respond. So truly, I don't think they care about their residents anymore, and it's pretty sad. Also, no guest passes for parking anymore which is weird and very inconvenient.

    Updated March 2024. You should be aware before moving here that Falkland Chase has been sold. APAH nonprofit officially has taken over, and there are city plans that suggest the buildings could be knocked down (full campus) starting in 2.5 years. First off, I like Falkland Chase. I have lived here for 4 years. Its been a real HOME. But, I also wont pretend its all peachy here. Things have changed since the recent sale and I'm leaving end of lease. So buckle up: Pros: -Ive met the most incredible people here. Falkland chase truly feels like a community -Affordable with traditional wood floors and spacious floorplan -Gym included -Package concierge included -Deposit is super affordable. I only paid $150 based on my credit and rental history -Nice big greenspaces with large trees, swing sets, picnic tables, playsets, and bbqs -Free Parking -5-10 min walk to the metro, MARC train, and bus stations, and the new community pool. -10-15 min walk to Downtown Silver Spring with multiple bars, breweries, restaurants, grocery stores, gas stations, movie theatre, and mall. Cons: -Management does not provide notification of notable car thefts/property damage onsite that could improve your security experience. So just know you'll see smash and grabs, rims/tires stolen, and maybe even a car on fire. With no provided context. -Ever since the recent sale and purchase of FC, management has switched multiple times and it's become a bit confusing. -While the apartments have a roving security guard, I genuinely have no idea what they do. Other than sit on their phone. As a security professional myself, I find it kind of comical to be honest. -Every type of pest imaginable will most likely be in your apartment at some point in time. I have a neighbor that had a BEE problem for a couple months. Yes, a BEE problem. I had a roach problem due to the basement area below me, and it took management 4 MONTHS to deal with it. So while management will treat pest issues there will be NO giddyup from them. -They have a package concierge system but its too small to house all of the packages for the entire campus. Packages end up stacked in common area so theft is inevitable. However management will take no responsibility for this issue. -Windows are single pane which means noise and the cold/heat WILL get in easily - There is no guest parking. (theres a garage on Cameron that is best to direct guests as its the closest and pretty cheap. Free after 7 pm and before 7 am.) - Uninformed people are in charge of deciding your car should be towed. Someone copied my permit and taped a paper version of my vinyl permit in their window and both the illegitimate car and my car got towed instead of security being educated enough to note which was the legitimate permit. Again why is security here?Apparently to get residents towed if youre lucky! -Management will make it a nightmare if you attempt negotiating your lease based on the current prices they are offering to incoming folks. Things to note: - There is monthly pet rent. - Rental insurance is required - The purple line is going to cut right behind the North apartments. The Red line and Marc already are so close to my apartment the windows shake. Current construction is daily right behind my apartment (50 ft maybe?), and starts right at the legal hour for noise (7 am). - Falkland Chase's parking lots/green spaces are used to cut through (foot traffic) day or night. Remain vigilant while outside, and expect some occasional excitement. - You are right on the edge of DC. While Silver Spring is generally a safe area, there will be crime that ends up in your back or front yard because you happen to be in the proximity.
