I trusted the reviews and made a call for a tour. Brittany was/is amazing. She has been so helpful and responsive which is greatly appreciated since I was moving from out of town. The maintenance staff have helped in so many ways and are so kind! I am probably more particular than others lol... but they listened and responded quickly and were so kind! Moving from a house to an apartment is hard and you never know what you're going to get... the staff at Granite Valley have removed all my worry! I am so glad I chose Granite Valley to be my home!

This is our home away from home!! We have been staying here since 2021. The staff is very supportive and helpful. The maintenance guys do a great job to keep the property up. My kids love to play in the children's area and of course the candies every Friday after they get off the school bus. Great school district and neighbourhood. Pretty close to everything you need restaurants, shops, pharmacies etc.. It's a safe neighborhood for all ages. We love it here !!!

Corporate owned housing at the same price as a mortgage for a house that has more square footage and less invasive (read: none) management and maintenance. They are prone towards the parasitic relationship with a tenant that most landlords have. The duplex itself is fairly nice and it has a safe neighborhood. Even if you can get a nosy neighbor or 3, at least you have a good amount of privacy to be able to get if you cover your windows. Stay away from here if you want to be able to come and go as you please without the neighbors being a nuisance or getting into your business

The value of renting at these properties may not be immediately apparent, but after nearly 6 months, here's a few things I can tell you to count on: 1. The location is excellent. It's a quick connection to Blairs Ferry/Collins and a straight feed onto Boyson, which itself is a calm, easy two lane road giving backdoor connections to Center Point Rd, 380, Marion, and other major thoroughfares all while avoiding heavy traffic. While C and Boyson is a busy intersection, getting in and out of the property happens smoothly. Two wonderful trails within two miles as well, Cedar Valley, and Boyson Park, which I especially love since Boyson runs through several more parks all the way to downtown Marion. While downtown Cedar Rapids is a bit of distance, Mercy Medical keeps an emergency room just 2 miles down the road on the other side of 380. Quick access here and there, yet nestled in its own retreat. Probably a perfect location for Rockwell Collins employees, I'd imagine. 2. I've genuinely never received similar quality of service at another property. Check the comments; Brittany and Marisa have a reputation, and as someone with over 10 years customer service experience myself, they live up to it 100%. I've only ever had a few issues, fast responses, and an easy going "problem solved!" attitude when I've needed them. They send out occasional emails with a notice, a suggestion, a contest, just occasional thoughtful things. The maintenance guys, Ed and Zach, also make quick work of matters, and their calm, relaxed attitudes make their work look easy. Pretty capable bunch! 3. Neighbors are calm and easy going, community is very family friendly. They have some decent gas grills for public use (all hooked up and ready to go!) at the picnic area, a playground, a dog park, an exercise area, and remote controlled garages. There's plenty of area within the property to ride a bicycle around or go for a little stroll without having to leave, but there is a whole shopping center with restaurants, a dentist, and whatever else you need quite literally across the street, although an additional traffic control or crosswalk would be nice. You don't need to get in a car if you forgot to grab a few groceries, however, as there are options right next door. The value of this property is very well demonstrated in its location and staff. I'll admit the kitchen is a little smaller than I'd like, and the unit could use a few minor updates, but otherwise it's a spacious floorplan with great appliances (and large walk-in closets!!) and if you need something, it seems safe to trust they'll take care of you. That's more than can be said about other places, and the ONLY thing that matters when you do need something. That's key to comfortable living, and the rest of what this property has to offer is just a bonus.
