So our experience has been a bit different with Partners Management, they are a stickler for being on time with Rent as they should be, this is a business, if u go down and read Chris W. Review I agree with him 100%. We pay our rent on time and whenever weve had a problem with anything that needs to be fixed, they come out in a timely manner to take care of the problem. I remember when our heat went out and it was Winter, Chris the maintenance guy sent someone to re light our pilot and check under our house. It was flooded under there so he sent someone the next day to get it cleaned out under our house and then the guy that needed to re light our pilot came back out to fix it, and this was all done in a timely manner. Not to mention Chris the maintenance guy came out to bring us electrical heaters for our house to keep warm while they were getting all the work done. Weve had several different problems and sometimes its not exactly perfect, however they get the job done and to our satisfaction. Ive had a couple different people say some things to me that didnt quite sound right and to my liking, however we addressed them professionally and they did adhere to our concerns. You just have to be smart and address your concerns professionally and be knowledgeable. We had to go up to the office a few times to speak with them in person, I believe once they knew that we were about our business, thats how we are treated, with Respect !! They were about to go up on our rent an extra 30.00 but I sent Ms. Rita an email and asked if our rent could stay the same amount and she agreed that it could. Partners Management has treated us well and I believe that they were not used to having tenants like usWe have been here for 2 years about to be 3 and our house is nice and clean and well kept !!! Thanks !!

Does not respond to emails. Unwilling to assist with issues related to damages by landscaping company they hired - like giving contact information. They'll answer immediately if it's to pay HOA dues.

I'm a homeowner at the Preserve at Killian Hill (first-time homeowner so pardon my ignorance). I would like to know what is the purpose of having an HOA in this community. From my understanding, the HOA that we pay annually is to maintain the upkeep of the community and enforce rules. However, residents leave trash everywhere; allow their pets to defecate in other people's yards (which isn't sanitary and could potentially spread disease); residents fix their cars in common spaces but leave random car parts on the sidewalk. According to the HOA, many residents have complained yet nothing is done. If the purpose of the HOA is the enforce the bylaws of the community and maintain property, why are the residents of the Preserve at Killian Hill paying 500 dollars annually? But again, I'm a first-time homeowner so maybe I'm missing something.

If I could zero stars I would! Worst company to ever rent from! Sum lords are what you call them. Rita Harden continues lying and stealing money. When asked for records to show the amount that they claim was owed they could not provide the information. Contacted the owner to let him know the issues at hand and how I was constantly overcharged for rent and as well as a move out fee. hvac system and the house was poorly insulated, water pipe burst and they still took their time coming out to fix that, water heater was installed wrong. Gas company stated they were written up numerous of times for it. After providing documentation of the evidence I had, he blocked me from his cell and gave me the wrong email address. She also tried giving me a fake invoice and eviction after explaining I had lost my job. I approached her with forms to fill out for rental assistance just so they would get paid. They were paid the full amount so an eviction wouldnt be processed and she still placed an eviction on my record after courts stated that she couldnt. She also tried getting money from TLAC, DCA and other companies all at the same time even after a payment was made. They also sent a extremely large charge to a collection agency which is bogus! I havent resided in one of their projects in over a year back in 2022 and she still had maintenance, contractors and etc calling my phone to pay for items thats doesnt belong to me. Home is mold infected, roach infestation, rat infected, old water heaters that a fire hazard and more! Even after comparing about the mood 4 weeks after moving out another tenants rents out the home. So what did they do?! Paint over the mold to have someone move in quicker. Beware of property at 2663 Miriam Decatur Ga

If I could give zero stars, I would. These people should be SHUT DOWN. This is the 4 year IN A ROW that they have increased our HOA fees, from the original $185. It is now $310. Mind you, this is a low-income family community, with the condominium dating back to the early 1960s. Since I moved in a few years ago, they have made promises of roof repair, plumbing repair, parking lot repair, and gutter cleaning. None of these things have happened; our condominium community looks and operates the exact same as it did when I moved in. During annual meetings, they stress that these changes are absolutely necessary but won't show any numbers or give details on how promised repairs are actually going to be carried out. Even when you have fallen on hard times, they threaten to take your balance to collections. Not only this, but when I purchased my home from a relative, my chosen lender at the time needed a document from the HOA to prove that my building was up to code. I never received the document due to PM "never hearing about that before" and " that kind of document doesn't exist." Hmm, interesting. I never received the document and had to move forward with another lender. These people simply do not care and just want their money. Attaching pictures of the current state of condo, as of them raising the HOA fee price. Pictured: wide open electrical box, cracked detached foundation, unclean and cluttered gutter and roof, and clearly not updated parking lot.
