The Best in Winter Springs and Orlando Our experience with The Madison Riverwalk was great, from May 2015 to May 2016. The reason behind not renewing was we had to move to another city, otherwise we would have stayed forever. We lived in Orlando, while attending UCF, for two years. I was fascinated by the neighbor and the community, so I decided to move even though I was almost 9 miles away from UCF. Nevertheless, getting to UCF after that was only 20 min commute. The location of the community is the best. We walk 2 min to Walmart and all other shops and restaurants in the Plaza because the setting of the community is like the letter U, hugging the Shopping Plaza. Besides, the other side of the street is full of other great places Pizzerias, restaurants, Walgreens, and if you continue downward you will have tire plus, Jeremiah Italian ice, Publix, Banks, etc. almost everything. Also a lot of schools around 2, 5,10 min walk or by car. The community itself is great. Great Pool and clubhouse. On the left of the main entrance (there is another back entrance and both the entrance lead to the Plaza) theres a nice dogs place. On the other side of the entrance, there are a volleyball sand area and the tennis court. Wonderful Health center with indoor Half basketball court, squash court, gym and sauna. The office team is great and super friendly and professional. You can request anything from them and feel like family. In addition, the administration keeps renovating everything. They renovated and painted the whole parking lots and streets, replaced all buildings roofs, the clubhouse and the office unbelievably, even the community was already new. Charming wood bridges and relaxing spots around the center lake. The maintenance team is the best in the world. You will have a response in no time for a work order. Super friendly and with any small problem they replace the whole thing. The do more than that, for instance, while replacing the roof, one of the contractor guys caused our AC outdoor fan break. So, a new one was order immediately and replaced in4 days. Meanwhile, the maintenance team installed a portable AC which worked perfectly. Finally, the Car care center is great with two shaded spots and equipped with everything. To sum up, I dare you not to love everything.

In the past two years this place has gone downhill. Children are always screaming in corridors. Dogs are always barking in the corridor and down the stairwells at all hours of the day. They replaced the best maintenance technician they had with five different people, all of which have access to everyone's apartments. The parking lots are not the best lit in the dark. Vandalism of the gates is also a common occurence as they are often rammed, leaving them wide open for anybody to come in. The courtesy officer rarely picks up the phone. If you have a question for someone in the front office, you better go in person. Very seldom does anyone pick up the phone, as they do not have enough staff to handle incoming calls. However, it is recently under new management. I hope to be writing another review with better impressions soon.

I lived there for about 7 months and overall I would give them 2 stars.  The apartments (1bedroom) are fairly large with a utterly useless "sunroom" which only makes your place a sauna if you happen to live facing the wrong direction.  At first glance the apartment itself was fairly clean but upon closer inspection I found disgusting hair on the "new" carpet, roaches made a weekly appearance even though I had the place sprayed 3 times.  That said, the walls are thick and the neighbors fairly quiet which makes up for some of the wrong doings.  The staff is super nice and always trying to accommodate your needs.  The maintenance was usually performed within 2-3 days.  You might be asking yourself "why the 2 stars?".  Beware, once you move out they will hound you for months to come with BS charges.  It's been well over 5 months since I've moved out and I am still writing checks.  I just wrote them a check for $6.89.  They will charge you to clean the carpets regardless of condition.  I was told they will not rent out the apartment unless the carpets are cleaned yet I found disgusting hair all over the apartment once I moved in.  They will charge you for electricity which they used after you moved out to keep their AC running.  They will charge you for new grease pans for your stove!  Those are just the charges I can recall off the top of my head.  Don't even try and attempt to figure out their "convenient" list of charges and credits.
