    If I could give 0 stars I would. Incompetent management. Maintenance cant fix a thing and they are homeless. Maintenance request get ignored. Pool broken for years, I can go on and on but let me sum it up. The place is a dump and management is responsible for it.

    Where do I start . I moved into the apartment owing money to my last apartment complex because I over stayed my 30 day notice due to the fact that Orchard Maples manager Jeanette Harris kept changing my move in date to a later date . When I finally moved into the apartment what was advertised to get me to move in was completely false . Although there were 2 pools which were advertised both of them are CLOSED and seems to be permanently closed as I asked some residents who said the pool was closed by the city of Vacaville for years now due to Orchard Maples sanitary pool violations. Also the laundry room that was advertised was closed and locked with a sloppy hand written sign in the door saying laundry room closed due to vandalism and theft . I have to wash my clothing at a wash facility every week although there is a laundry facility in my apartment complex . Upon moving in , the apartment was not even ready with multiple maintenance request I had to put in only after 1 day of living in the apartment. Theres a no smoking policy but residents obviously smoke with visible ash trays left on the balconies with cigarette butts in them . I would come home to my apartment smelling like smoke as if someone was in my unit smoking . I would tell Jeanette the property manager(who seemed to be very crooked) and she would do nothing about it to enforce the no smoking policy .The office never answers the phone and when you walk over there , Jeanette and the assistant manager has a sign on the door that says closed which is a lie . That shows that they lie a lot working in the office with a sign up that says closed . I caught her coming in and out multiple times , and one day she called me to the office to sign a document and there was a sign on the door that says closed . After I knocked she opens the door (with the closed sighn) so that I could sign the document. The maintenance guy is very nice but he could not fix a single thing in my apartment as it would break again a day or two later . The assistant manager would put a notice on my door saying that there was a inspection. I would call in for work so that I could be home (of course I dont want them in my apartment when Im not home , I dont trust them at all). But when I call in from work wasting a sick day and wait on the inspection. They would never show up , I would call the office around 3:30pm and the assistant manager told me she was sorry she accidentally put the inspection notice on my door, the notice was intended for another resident . This has been a roller coaster ride I did not like (gave me a head ache and made me dizzy) The only plus is that the rent is cheap $900 for a 2 bedroom . I moved out of a 1 bedroom paying $1800 and was happy at first moving to Orchard Maples slashing my monthly rent cost in half and saving more money . But I tell you , you definitely get what you pay for in life , although Im paying less monthly rent , it is a complete down grade from where I moved from .

    Moved in this past Sept. It was okay. Found quite a few things wrong such as faulty outlets, broken garbage disposal, backed up sink, broken AC and Heater but once a work order was put in; maintenance was on it. They actually have paid a professional company beyond AWI to fix my Heater, and tomorrow will replace my AC too. I haven't seen any cockroaches indoors, only outside. A few spiders but the 2 I have found were killed and haven't seen any since. Carpet was new. Paint was new. Flooring was new. Kitchen is outdated but functional. Windows are single pane. Walls are thin so I can hear neighbors talking and music. However all tenants I have met are decent. Nice ppl who mind their own. Laundry mat has pay range so you can activate and pay with smart phones. Pool and park is permanently closed for reno. So some good and some bad but overall its cheaper than a lot of places and units are super spacious!

    On Thursday, March 5th 2020 I received a letter on my door after returning home from work from the Community Manager Jeanette Harris stating We found your rent in the drop box at 8:15 am in the amount of $ xxx due to the current legal status of my apartment we are unable to accept your rent. This notice is unacceptable being in Property management myself as a Property Manager I was not notified prior to this date with a 3day notice or a Pay and Quit notice. Last month my rent was paid and I actually received a credit for this month. I was not properly notified on what was going on with my unit in writing or verbally. As a Property Manager I notify resident both in writing and verbally in most cases. I did not need the extra stress and I am currently in my first trimester and to come home to this wondering if I will be evicted with my two children is NOT okay. I have been a tenant at this property for three years with no issues with police or any government agency. My rent is paid on time and I keep to myself and do not create any issues. I feel extremely disrespected and alarmed to be treated in such an unacceptable manner. This issue needs to be rectified immediately. I would never recommend any individual to this property due to the lack of communication from management. I have had to wait for simple work orders such as my towel bar on my shower to be fixed in months when this should not be the case. I highly discouraged anyone to move into this complex as they dont not abide by the Fair Housing rules and regulations governed my the law.
