Worst housing choice ever for university students. The rent you pay for the quality of the rooms you get is extremely terrible. The staff at the apartment work 24/7 to maintain their good image and respond to bad reviews online while they suck every blood out of broke college student. When I tried to transferred my leases, they did their best to make the process as difficult as you can get and tried making even more profits on top of that. The staff took my deposit (500$) as part of the fees for the transfer. AVOID PICKING THIS PLACE IF YOU CAN.

General: 1. no elevators 2. Small Toilets 3. Thin Wall Paint 4. Late Move In I was not given an option to move in before the first week of classes. This produced less time available to move my personal items, which reduces the time I get to plan important meetings for the first week of school. 5. Rent Payment Fees There is a fee for paying rent/deposit for some payment methods. The deposit alone cost ~$70+ on top of the deposit amount when paying through management's payment processor. Over the year, these 'convenience fees' will add up. 6. It's Hot! My apartment is unusally hot! Being that this is Santa Barbara, I would expect that my apartment would at least be a similar temperature to the outside temperatures. However, I need to switch into cooler athletic clothing to not get hot. 7. It's Loud (residents would stay up until 2am playing loud music out side) 8. Rent + Parking Amount The rent + parking is ~$1,300/mo. 9. Transparency Management encourages residents to pre-pay their rent and utilities in a rental portal. However, these amounts aren't displayed in the rental portal. I also believe if a tenant doesn't pay their rent within 1-3 days, then the tenant will be charged fees for not doing so. How are tenants supposed to know how much to pay? 10. Social life is great. Although it can get loud every weekend, you can definitely find some of your closest friends here. 11. Recommend for heavy studiers who like a quiet environment to be at Coronado or Pool side Breakpointe. 9/2022 Move-In Apartment unit not clean at move-in. Dirty. The waiting time in line for move-in was 3 hours. There appears to be MOLD in the bathrooms and refrigertor. Ethernet cable does not appear to be in working condition. Dishwasher broken. 9/23 The flooring can be uneven and causes rolling chairs to move under your own weight. This is especially annoying when sitting at a desk, studying, and you constantly have to roll your chair back into your desk. Notes: I've spoken to a small portion of the management team before, and they seem like nice people who are trying their best. However, the 'renovations' provided by Greystar (the corporate owners who do not actively manage the properties) seem to address the looks of Breakpointe itself mainly and less on the interior. I cannot confirm what renovations have been completed, but I would have preferred more funds be allocated towards a nicer interior than an exterior. Some of the rooms are bigger than average, which is a great.
