    My apartment flooded due to old washer machine. They never replace or offer new one! Very cheap company and horrible maintenance management cant even fix machine after 4 time visit!

    nice apartments, it's peaceful. We love the amenities. There are rodents about due to proximity to open fields but the management is quick to set traps and have exterminators out weekly. edit: 9/1/23 Rats are everywhere as well as "lawn bugs" which the leasing office seems to think is normal. i cannot enjoy my lanai like other tenants whom are not on ground level. swimming is gross - water is filthy and rarely cleaned. amenities increasingly are not maintained. Rats are still a thing. 10/23/23 NEVER GOT OVER THE LAWN BUGS SCARE LOL. LEASE RENWAL TIME... THEY WANT TO RAISE MY RENT BY $300 to live with... Rats. 10/30 After citing the rat infestation portola court agreed that hiking my rent when there are rats was inappropriate. They discounted my renewal offer by Only 20 dollars.... WHAT A SLAP IN THE FACE!!! Audra the community manager plays word and mind games to avoid accountability in regard to the rats. Mark March 15th 2023. There are still rats. I just found a dead rat in the Jacuzzi.

    When we first moved here, we were so excited because the amenities in the community and inside the unit were so nice! The management team was amazing and they always went above and beyond whenever we had issues. Scott was our Leasing Consultant and Donald was truly just a star leader. It was such a joy to have him there. Over time, management changed hands and I felt that the management team had regressed to classic Irvine Company behavior wherein they're a for-profit business and they only care about the money you pay them at the beginning of the month. Now I will say that the maintenance team has always been prompt and courteous. I oftentimes had work orders completed within hours of placing it on their system and even when I had an issue with water running it was resolved and refunded to me as well by Conservice. There were 2 main factors that contributed to my move out, the first being the lack of compassion by management and the increase in rent. ICAC felt that 12.5% increase was fair which, to me, is absolutely egregious. Because it's not protected by rent control, residents have very little choice in the matter and your only other solution is to move out. What's crazy is that even though they were just going to increase the market rent by $800 when I moved out, the management team refused to let me leave earlier without penalty even though it would have resulted in more money in their pockets. It felt that even though I had committed 3 years of my time with them, there was very little assistance offered and nobody ever felt the need to talk to me about this on the phone until I had mentioned I would be sharing my thoughts on social media. If you work from home, PLEASE know that construction and landscaping here is never-ending. I kid you not. Every single day there is some form of landscaping being done whether it's leaf blowing, garden trimming, or whatever noise-inducing project is going on at the time. It is unavoidable and I genuinely cannot understand how there is so much maintenance done to the property inside and out. Inspections galore. I truly can't remember how many times there were inspections throughout the year. I get you want to be safe, but my goodness, it was just a lot. At the end of the day, an apartment is supposed to be your home and as time passed by it felt less and less like that and I was itching to leave. What had initially been a wonderful residency and deal to renters became a stark reminder of the corporate greed that is Irvine Company and I am glad that I left. There is a reason why Irvine company has such a reputation in Orange County. It seems like unless you're living in affluent communities where customer service always comes first, you are still simply just 1 resident amongst a million other ICAC renters whose pockets fund their endless monopolization in the area whether you like it or not.

Update My review Rating: (0 out of 5) A Manipulative Disappointment: Portola Court Apartment Homes In this updated review, I wish to shed light not just on the physical inadequacies of Portola Court Apartment Homes, managed by the Irvine Company, but also the seemingly unethical tactics employed by them to manage their online reputation. While I acknowledge the minor improvements made to the pool, Jacuzzi, and gym, it's not enough to overshadow the concerning behaviors of the management. The 11% increase in rent during this challenging post-Covid economic climate, where many residents are grappling with job losses and financial struggles, is shockingly insensitive. Furthermore, there's a constant, deliberate disruption of peace every weekday from as early as 8 AM until 11 AM. The management schedules maintenance activities like tree cutting, floor blowing, and tree trimming at these early hours, causing significant noise disruption. It appears less like necessary maintenance and more like a calculated tactic to disturb the residents. In addition, I've noticed a disturbing trend in their online reputation management. It seems the management is exerting efforts to remove negative reviews from platforms like Yelp. My previous one-star review was mysteriously made invisible to others, with the critique only visible when logged in through my own account. This manipulation creates a false impression of tenant satisfaction and is a deeply unethical way of misleading prospective residents. In conclusion, despite the few minor improvements, the living experience at Portola Court Apartment Homes continues to disappoint. I strongly urge prospective renters to think critically before choosing this property, and not be swayed by potentially manipulated online reviews. To the Irvine Company, your residents deserve better - better living conditions, reasonable rent, peace, and above all, honesty and transparency. It's time to reassess your priorities and truly listen to your residents.
