    Royal Hills is the best apartment complex I've lived in, no contest. I was there for two years and I miss it terribly! Quiet and wooded with well-insulated walls: I never felt disturbed or was woken up in the middle of night by noises. It's a pretty and aesthetically pleasing complex, honestly. The trash compactor is hidden by bushes and is located on a little drive-thru loop so residents can easily drop off their trash on their way out of the complex. This means there's no piled up trash clogging any parking spots or corners of the complex. The complex is family-friendly and dog-friendly; it also caters to young professionals. I know a lot of UA grad students and faculty live there and was encouraged to seek the place out by someone in my department at the university. Kathy was thoughtful, kind, and reliable: the maintenance crew were as well. The people who own and run Royal Hills have been there for decades, so there was no turnover confusion. I never had any serious maintenance issues, nor was there ever a significant bug problem. The rent was very reasonable; in fact, Royal Hills is comparatively more than fair, given the complex next door raised their rent $200 the year after I'd moved into Royal Hills. I liked my little balcony and how much storage space I had within the balcony. The closet space was generous, too. All in all, a clean and aesthetically pleasing quiet apartment complex run by a reliable long-term team.

    I lived at Royal hills from Oct 21-22. I enjoyed my time at RH. Kathy was always very kind, understanding, and helpful. I had a large service truck that they allowed me to park in the community which was a bid deal since most do not allow this. There was an occasional roach...but its Alabama, one a month to every other month in a bottom unit. My water bill kept increasing and I notified Kathy, she walked me through the steps of making sure it was located and resolved. it took 3 months to find and ended up being at my meter, however, once found and corrected. They re-payed me the overage amount from normal. I did have a furniture set stolen off of my patio. My truck was gone through one night (there was an issue with the locks so it was unlocked, but still rummaged through). Overall, you pay for what you get. It was my first apartment as a single guy, so it was great for me. if you're looking for a fancy apartment this is not it. Kathy was fair with me, and Royal Hills met my expectations overall...just a couple of hiccups along the way.

    My closet was submerged due to the water leakage from the next door's decoration. Kathy told us it was not their responsibility. I should ask for insurance company for the damage. When we saw thumb-size cockroaches in the apartment, Kathy told us it is Alabama. We had to endure with them. When we moved out, Kathy used her conduct (in the pic) to show we should pay all the decoration fee. She can rent this apartment without any cost. The building is old, in particular, the hood system. We lived there about three years. I bet there would be no oil only if we did not cook in the kitchen; otherwise, it must have oil left. After 6/30, we rented monthly. She charged us extra $80, but she did not write it down. I think she is dishonest. Our rent should be ended in 7/31 and we moved out on that day. In sum, Kathy looks like nice. However, to be prepared that she will be very mean in terms of money.
