We were happy at Ovation at Park Crest, but the constant weed smell from our neighbor has become unbearable. The current name for me is "Ovation at Weedcrest"! It's disappointing that currently no action has been taken by management to address this in a supposed smoke-free community. I have a child, and they should be aware of our concern about secondhand weed smoke coming in to their apartments. My seven years old child is passively smoking weed too! If steps are taken to improve our living conditions, I'd gladly revise my rating to reflect the standard this place should uphold.

Avoid Bozzuto. Pros: quiet, close to metro, close to mall & other shopping, close to highway, right in Tysons for a short commute to work, and maintenance is fast for any repairs inside your apartment. Cons: We did NOT to renew our lease after 1+ year at Ovation. Safety was a big one. We found doors propped open at all hours. Garage door never fully closes if there is more than a breeze. Biggest scare was a resident who came to our door at 10pm asking my partner to come smell his closest. We reported the incident immediately and management took 4 days to respond only after we threatened to call the police and confronted them in person. They ignored most of our emails. Second issue is that this was from a corporate leased apartment, and management told us Bozzuto does not verify those themselves (RED FLAG). Another incident occurred with several residents where a corporate unit was somehow not aware that this is a very dog-friendly building. They physically blocked us from entering the elevator and screamed at us waving their arms. Management said to me "What do you want us to do about it? We can't just evict them." Disrespectful pet owners. There is dog feces all over the grass field adjacent to the apartment and around the walking path. So many people don't pick up after their dogs. We have been in our new place for a few months now and don't encounter any of these issue at all somehow. Further, some residents allow their untrained dogs off-leash which is dangerous for other residents and dogs. Construction: I am not going to complain about the construction itself. You can't prevent noise. But the quality of the work was poor and disappointing considering all of the amenities that were reduced during the process. This renovation was just a facelift to look nicer and charge more, but Bozzuto did not resolve the underlying issues. Still only 3 treadmills in a 2 tower building, the wifi in the "business" lobby area still didnt work (it did not work all year + that we lived there). Lazy job overall. Elevators: plan an extra 30 min per day waiting for the only 2 elevators in the building that work. 3 were down for the entire summer. Every other building i toured was appalled by this. I never see this in any office I have ever been to. We don't see this in our new place either. Really happy to just not live here anymore. My quality of life has improved a lot since moving.

I have been living at Ovation for maybe 3 years now. I want to start by saying Annette at the concierge's desk is one of the kindest people I have ever met. Genuinely kind and helpful. I also want to say that the leasing staff and maintenance staff are great! However, (IF YOU WORK FROM HOME, THIS IS NOT A PLACE SUITABLE FOR YOU TO LIVE) by no means at all is this a residential facility. By no means at all. I am not sure what the situation is with management or the developers but there should be a legal policy against constant construction, both inside and outside of a building that is residential; construction at this property has been ongoing, literally constant for years now. One would be excited for all that comes with upgrades, but due to the absolute living hell that the construction has made this building, it has become unlivable and deplorable. There is constant communication with residents through email as there is a ROLLING FIRE ALARM TESTING SCHEDULE. For those of you with dogs, plan to just stay with friends on those consecutive days. The alarm testing happens every other week (and is of course "against their control"). This is not just the standard blaring alarm, someone actually gets on the intercom and speaks to the building for up to 10 minutes at a time. Yes, while you are in your apartment living. This happened once as late as 8PM. If you have pets - board them, plan to board them during the building's frequent and rolling alarm schedule. We are notified a couple days in advance but you will be completely at the mercy of this management group and their construction, every single day of your life. Every single day of your life will be impacted by the construction at this property. If you have a DISABILITY of any kind, mental and especially physical, THIS IS NOT THE PLACE. sorry. The level of accessibility changes literally from day to day due to entire areas of the building being blocked off at a time. We had 4 out of 5 elevators down for more than 6 months at a time. This is documentable and unacceptable. Almost seemingly totally in disregard of residents and our needs. Imagine, if you will, receiving a package of any kind and then having to figure out how to get that package to your room, with no working elevators and half of the highrise is blocked off, and you live on the opposite side of the highrise thats blocked off. Also then imagine having to literally gather as a group with strangers in the building to try to game plan a way to exit the building (several times a day if you have a dog). Please see images attached. Alarms are so often as the construction is, again, all year round. Have to stay compliant. For some of us who were living here before the construction began, we like to hope that one day we will get peace. I have seen this building empty due to the constant construction several times now. I have finally reached my breaking point. Oh and there are 8 guest parking spaces for this entire highrise. I wanted to say so many good things about this place because again, the staff is great, but there is a serious issue. I would equate this building with a hotel or hostel. A hostel for sure. Perfect for air bnb or transients wanting something temporary. Take care and please consider your wellbeing and mental health.

Avoid Bozzuto.
