    We've been here since before "Hurricane Harvey" and to tell you we patiently waited while the property was under construction it's because we really like it! Super convenient location with the easiest access to I-10 Katy freeway! Literally like 20 to 25 seconds and you are on the service road! Very well maintained property and clean overall! We experienced the previous management and were very pleased with them but let me tell you the new management goes above and beyond ! We were supposed to move to another property close by due to needing a unit in the first floor but "Cielo" and "Eric" took it as a mission to keep us there and found us and very convenient unit based on our current needs!! Thanks a lot guys🙏 To be honest we are so glad we stayed and are very pleased with the new management! There's is minor things that could be improved like in any other properties and hopefully the new management can address some of those 😁 Over all, I strongly recommend taking a look at The Grand and see if it's a good fit for you! Cielo Helped us and keep on helping us on a daily basis even with our mail 🤯🤯🤯!!! Super nice people to deal with👍

    New management within the last month, this was a Greystar community. This place is going downhill fast. The jacuzzi has been green and out of order for the last 3 weeks. Management is threatening to tow cars. My car was damn near vandalized this week. I’m thinking about not renewing my lease at this point. I’ve been here almost a year and had no issues until now.

    Have lived here over 5 years and they have the best staff in Texas. Big shout out to Katie the manager and Deborah, Ingrid and Heather! Also shout out to Walter head of buildings management and operations that has been here the longest and does a terrific job keeping up on everything. Lived here through floods and pandemics. They've done it an A + job the whole time. Thank you guys.

    BEWARE - New Management company! Long read, but worth it. Greystar and their office staff of Debbie, Ingrid, and Heather are gone, and they made living here a breeze. Outside of that, there is a serious parking problem, dryers barely work, bedrooms get hot, AC went out twice, and the gym is small. At night people had to park in fire lanes, handicap spots, or at Terry Hershey bc there was no parking. It would take 2 cycles for clothes and 3-4 for towels or linens. The apartments are older so they aren't as up to date. Cell service in the complex is nonexistent, so you will rely on wifi. The bedrooms get hot since the windows are thin with one vent to cool the bedroom. I loved the area, accessibility to Terry Hershey and I-10, but I could have gotten this elsewhere. With the new company, there was little communication on the change in management. I asked about extending my lease and that took 5+ days to hear back, only after multiple calls. Then a few days prior to moving out, one of the managers unlocked my door and walked in UNANNOUNCED! When I went to speak with him, he acted annoyed that I wanted to talk and gave me an insincere apology to get me out the door. He blamed it on his system labeling the apartment as "vacant", but he can still verify if someone is inside first! What if I was undressed?! After moving out, it took 2+ weeks to get a response on move out charges. Then I see that I am being charged for trash, carpets, and room cleaning. They charged me for the same month of utilities twice, when they were paid. I did prove I paid them already with my previous month statement, but they told me it was final. Trash fee was ok. They charged me for carpet cleaning bc of my dog,  I did steam clean the carpets twice and vacuumed at least 5 times. Nikki wasn't willing to work with us in any way so I said fine on the carpet. Then I was charged a fee to clean the "two bedrooms". I asked for clarification on this charge and they narrowed it down to the oven. Charged me a large fee covering two bedrooms....for an oven I already cleaned. On the move-out date, I spent 5+ hours cleaning everything and wasted that time since I was charged anyway. My biggest problem is their lack of communication and customer service. It is clear they are a new company for this property and I was an outgoing tenant so I was no longer a priority. For example, I moved out 6/26 and requested the move out statement 3-5 times before receiving it on 7/15...but it was done by Nikki on 6/28? My roommate was hung up on, I was always told she was always gone at lunch, or just out of the office that day. Since late June I've only gotten Nikki on the phone once with an attitude as if she had better things to do. All this is on a recorded line for my records, along with emails she never responded to. I responded to her move out statement the day of (7/15) and sent 3 follow up emails on 7/23, 7/29, and 8/13. Her regional manager (Amanda) responded 8/13 since I finally copied her on the email. She got the complex to respond, but didn't seem too concerned about the turnaround time from her team. She told me Nikki was on vacation for a week and a half, but what about the other 4 weeks or so? Does the place come to a stop when Nikki isn't around? I guess It was hard to get an answer and they weren't willing to work with us on anything, including the utilities they charged me twice for.  Two bills back to back...identical amounts and dates, but two different months? Sounds like a way to get extra money. Plus they would rarely respond in writing or email and would only call... I was expecting another level of customer service when I had to contact corporate for help, but there was an overall lack of concern from American Communities. I was given the generic "it is what it is, fees are final, sorry we didn't respond, sorry we walked in your apartment unannounced, and you need to pay the balance here".  Just do yourself a favor and rent from other properties in the area who appear to care about their residents, more up to date, and at the same rate.

Very well maintained property and clean overall!

There's is minor things that could be improved like in any other properties and hopefully the new management can address some of those 😁
Over all, I strongly recommend taking a look at The Grand and see if it's a good fit for you!
