    The amenities are very good. The location is great for those working in the TMC. Yet, the manager is unprofessional in handling problems. It is strange how leasing offices take tenants for granted once they sign their contracts. I regret moving to this place. The take home message, try to know the place management as much as possible before moving in, since their attitude will affect your stay. Update: the managment has changed and the overall experience is way better compared to when I wrote this review 1.5 years ago.

    I lived at Kirby Place for 2.5 years and overall my experience was very mixed. If you're willing to put up with the administrative headaches as well as water shutoffs, broken AC as well as issues with billing, its a good place to live The Good: Very affordable and good value for money. For the square footage and quality of the apartment, I don't think you could go wrong. Its also a 10-15 minute drive from anywhere you want to be within the city. The maintenance team does a really good job of fixing issues if its submitted through the portal. The Bad: Many of our issues as tenants were with the constant water shutoffs as well as the AC not working. There were many instances during summer months where the AC would go out. Especially during the weekends when the maintenance is not available and the emergency line inbox is full. Roaches are also a pretty common but I think that just might be a Houston problem. Billing is also a headache. There have been multiple occasions when we have our autopay setup and incur late fees an because of an admin issue. The latest was when we moved out. Made sure that we had of state from Texas and made sure everything was paid before we left and found out a month later they sent a utility bill (still had my account and autopay linked) to a debt collector. When I tried to resolve it, the management office gave me the run around and eventually would screen when I called so they wouldn't have to talk to me.

    Living at Kirby Place was great. The management team was responsive, enthusiastic, and helpful. There were a few things that weren't great, but they were overshadowed by the good (There was some mild water damage when we moved in that necessitated the carpet being replaced and after the winter freeze, there were very frequent water shut offs which weren't the fault of management, but were inconvenient nonetheless). The community felt safe and we had great neighbors. Lots of families in the complex with kids. The gym and office area were nice. Lots of fun community activities and giveaways. Would live there again if the opportunity presented itself.
