Toured with Alyssa who was absolutely amazing! Although I did not choose this property for personal reasons, I feel like this is one of the most affordable starter apartments that I have seen downtown. I love that Alyssa addressed previous review concerns and assured me that things were changing and being updated. And she also gave me several different options for layouts. Also, the location is really great for someone who wants to be downtown and near a grocery store!

Most of the reviews you see here are accurate. The apartments have issues with appliances such as dishwashers breaking, ceiling fans falling down, etc. You will need to have your packages delivered offsite since delivery drivers cannot deliver to this complex for some unknown reason. Packages are also stolen since the complex doesn't utilize Amazon lockers, they are left outside of your door. The updated touchpad system is faulty. When it is cold outside, it will not register you entering the gate code and since the key fobs have not worked for months there is no way to enter. Sometimes, maintenance enters without warning and will move your belongings or leave lights on. They should be leaving a service note of work that was done and make an announcement of if they will be coming by. On the positive side, the maintenance staff is friendly and efficient. The complex has storage lockers you can rent for a monthly fee. It is close to downtown and deep ellum. You can walk to the park and grocery store. Lastly, the renewal offers here are weak. Go elsewhere if you're looking for a better deal or a place with more incentives. They don't offer discounts for renewing tenants.

Ive lived here for a year + and have issues from day one. Its an older property and not a luxury property like how they market it. Thats all hype. You pay for the location. In the unit, its nice looking overall but lots of things are wrong - like things coming loose, ceiling leak/mold, dishwasher going out, water pressure weak, hard to clean tub, mysterious black stuff that comes out of the faucets, broken mailboxes they never fixed-so cant get my mail The neighbors dont abide by the nonsmoking addendum and I smell weed in my apartment. Cant use my balcony because the neighbor downstairs smokes cigarettes. The apartment manager and staff basically told me to move units but you can smell weed all over the complex. The neighbors that walk their dogs dont clean up after their pets often and walking around stinks. the pool was dirty and full of unwatched children most of the summer. Its hard to get packages, the access for delivery drivers is so hard they have to use a 3rd party to get you your packages. The perk is the location and that gets 2 stars.

This complex just got bought by RPMLiving as of a couple of weeks ago, so Im cautiously optimistic that the management will improve, already their communication and maintenance follow ups are better than the previous owners, Cushman and Wake, and they were able to transfer the resident online portals to their new systems within a week (C&W took like a month to get e-checks working, and gave us a 2 day notice to pay by paper check on a bank holiday when they originally took over the property). C&W would never reply to emails or answer phone calls, but RPM seems to be making an effort. Well see how they handle the recent string of car break-ins, but they already changed the entry codes, which C&W neglected to do for the entirety of the 3+ years they managed the property. So far, a serious attempt seems to be made to manage the property well, which is something I couldnt say since Cortland managed it years ago. I will update this review to 5 stars if improvements continue and stay consistent.
