Prospective residents, prepare for the worst year of your life. Tenants call properties managed by American Campus “The Hell,” because they will do their best to provide the worst experience possible, from mediocre rooms to near zero service. Mold. Pet hair for move-ins. Multiple people assigned to a single parking spot. Weeks of negotiation with staff who move slowly and can’t do much. I would suggest the other tenants who are being mistreated to contact the Austin Tenant’s Council, American Campus will do nothing otherwise.

The 5 star reviews are all from their leasing agents, don’t be fooled. Worst leasing team I’ve experienced in West Campus, the assistants are awful and unqualified to do their jobs. I often got conflicting answers about my lease terms depending on the leasing agent I spoke with. They consistently make errors on the leasing documents so make sure to read your lease in detail and ask questions about even the slightest things that seem off. They try and add in fees that they promised to waive, so unless you point it out they won’t get rid of them. These guys have no clue what they’re doing. Horrible and unorganized

I don’t understand why the office never picks up their phone calls. All these student workers are slacking.

If I could rate zero then I would. Last year I stayed at the Texan Property and they failed to fix a leak problem for NINE months. My walls were turning black and I had to use buckets and towels every time it rained. They claimed they had fixed the problem, but they clearly didn't. This year I switched properties to the Crest at Pearl, hoping for a better experience, but absolutely not. Everyday its a gamble on whether or not the elevator works. The package concierge has been broken for weeks and despite constant complaints, it still isn't fixed. Our packages are thrown in the mailroom and left to be taken. There is ZERO security. Recently, this is what prompted me to write this message, they misplaced my ACL bands costing me over $750 with minimum help to locate them. I have proof they got delivered, but their carelessness and hesitancy to fix the package concierge problem cost me a ridiculous amount of money. I DO NOT RECOMMEND.
