These houses are cheap for a reason. The warranty that comes with your home is basically voided by smith douglas as soon as you close on the house. They will come out and fix nail pops after 12 months of ownership, but after that you will never see them again. I noticed water leaking in my garage after 15 months of ownership and found out that it was coming from the roof. When I spray with a water hose I can get a constant stream of water. Smith Douglas is refusing to accept any responsibility even though the horrible craftsmanship is all over the place. The warranty team has been incredibly argumentative over this and refuses to even come out and look at the problem. I have been begging them for a month to just come and look at it, but I can't even get that. I am looking at a $4000 fix on a 15 month old home. If this continues, I am going to have to move because I will be losing more money than I am making.

I was just told by Smith Douglas that it is acceptable that water runs across my driveway when it rains. I am talking about a swath about 4 feet wide, which will freeze in rainy cold weather, making it impossible to cross safely. The longer I am in my new home, the more issues come up. The standard response it that I should not have signed off when I bought it. The trick they employ is to schedule your walk through very shortly before the closing, so you are rushed and pressured.

Smith Douglas Homes promised to deliver quality and integrity. Does that include all of the verbal promises that have not been delivered or the written promises; or the blue tape that was taken down and the repairs not completed in the house; or the VP who was totally disrespectful to me because Smith Douglas did not deliver; or the dirty house to include urine on the toilet seats; or the different colored paint dropped and left on the wall, doors and floor. There are few words to describe how disappointed I am with the lack of response and attention to my request by Smith Douglas Homes.
