Selling my house through 402 homebuyers was a great decision for me. They did what they said they would do, the offer was fair, and the process was extremely easy and stress free. I would definitely recommend them!

Bought a house from 402 Home Buyers 4 months ago. Requested 3 repairs that they agreed to. First two were never fixed, and 3rd was only fixed because it was legally required and after being lied to multiple times and me finally sending pics they fixed. Final walk through, furnace had failed and pipes started to freeze. They fixed the furnace, which lasted until the day I moved in. Within hours of moving in, furnace failed completely. This was 5 days before Christmas. Fast forward... now that furnace is fixed, I discover air vent in master bedroom doesn't work. They had re-routed 2 ducts for a wall they removed between kitchen and dinning room, one which goes into the master bedroom, and the duct separated inside the wall leaving no air flow to bedroom. Fast forward to spring... they never raked leaves. By the time I raked all the leaves, I discovered basically half the yard was dirt, no grass. Fast forward again... Go to pull permit to build a garage and find my property has a "condition" applied to it from the city because 402 Home Buyers did not pull permits for electrical and plumbing and was caught. So the city now charges 4x the fee for any electrical or plumbing permit pulled for this property. I called the city and they said "Usually happens when flippers try to do work without a permit and get caught." I anticipated some covering up, since they advertised the house as having "energy efficient windows" when only 2 in the entire house were replaced... one of which had a draft coming around the frame because the window was too small... most of the other windows were original (109 years old). But that was at least easy to see during the showings. The house looks great, and overall the work they did looked great and really modernized the house. But has left me with enough questionable work where it's hard to know where things really stand. Seems like every month something new is uncovered.
