image I lived in Richmond Heights in 2018-2019.
The entire building was infested with roaches. The window above the back door did not close completely and leaked every time it rained. In the warmer months, the wood swelled, making the door unusable. Water would collect on the kitchen floor by the door.
Delmar Poe is a slumlord and does not care about his tenants or their health/safety.

image Rented in 2004-5 on Delmar St.. Stole our money order, cashed it, and had us evicted. Roommate had accidentally left the receipt attached.

Our only crime-complained about constant sewage backup destroying our stored property.

Kept property immaculate. Paid on time. Quiet, bookish, students.

"Found" the money almost a year later, never compensated for loss.

Do not rent.

image I would not even give them a one star! They are the most horrible landlords I have ever had! Do not rent here! I have lived in my place for two years, I have been dealing with mental and verbal abuse from my neighbors and my landlord did nothing about it! Matnence are so horrible and rude! Matnence don't even fix things right!  I came home from work / sons soccer practice and the landlord locked the top lock on me! Mind you I have a 10 year old and 2 year old outside in the cold!!! At 8:30 pm! Matnence wants to charge me $25 for a key that was never given to me! These people are so horrible! Do not rent from them !

image Slumlord. I had a ceiling come crashing down even though I made many attempts to contact Ramled about the cracks in the ceiling. The duplex was crumbling to the ground.
They slap lipstick on a pig and try to get you in.
Avoid at all costs.

image I lived in their Balson Ave property from 2014-2022 when my first apartment flooded and can confirm with other low reviews. On the plus side, management was easy to work with, neighborhood was good, however repairs often took excessive time to complete because theyre understaffed. Repairs were bare minimum, and wiring hadnt been updated since the 1930s(nice cracking cloth wire!). The apartment itself was charming but it became more apparent after move in how little was done to keep the building to code - if it even was to code. I remember a specific maintenance call I had where the bathroom sink was clogged. The guy chiseled out some of the porcelain tile around the pipe to replace the P-trap but instead of using a beauty ring or escutcheon to cover the gap, he filled it with 2 of caulk around the rubber coupling! Any unskilled DIY attempt would have been better than that. He left all of the porcelain chips on the floor and tracked mud all through the main hall. They patch concrete on the steps only to have them pop loose a year later.
Kiss your deposit goodbye unless you leave the place 100% spotless. They will take the liberty to nickel and dime you for everything they can find or invent ($2 for every nail hole, $120 for the floor not completely cleaned etc.) Your quality of neighbors can greatly vary and I had to call the police multiple times during my stay for tenants fighting and general noise complaints because management was no help. Utilities are high from outdated HVAC and plumbing. They have no online capability for rent so you must pay in check and/or trust the mail. All in all, only rent with them if youre desperate like I was.
Lastly, expect your rent to jump at least $20 every year but with no improvement to your service.
