I have known Carl for at least 10 years. He has done inspections on at least 5 houses for me, as well as for houses of family and friends who I helped buy.
I have always been impressed with Carl's thoroughness. He gets to the inspection early, so when the buys shows, he is already ready to discuss exterior issues. We methodically go through the entire home, and he diligently points out current and potential issues.
While it's intimidating to have him point out things that are wrong with a house that a buyer may have fallen in love with, it's better to go into a purchase with a clear picture of the house's status and where potentially damaging and/or expensive issues could be.
He also saved me a lot of money by pointing out a structural problem in a house I was looking to flip. The engineer I brought in confirmed that I shouldn't buy it. I hadn't noticed the problem myself.
Finally, I appreciate what he knows he doesn't know. Inspectors aren't going to be able to give advice about all situations. If there is a special circumstance, I wouldn't want an inspector to just say 'it's fine' when they really aren't sure. Knowing when to suggest specialty inspections is important.
I highly recommend Carl, and I think anyone who uses him would be very happy with his services.
