Todd A Geen did such bad job. Incorrectly measured the upstairs by not factoring exterior perimeter as is ANSI standard in Louisiana. Also didn’t factor in the stairs. Comparable houses used in the appraisal calculations are supposed to be of similar quality to ours and have recently sold (within 3-6 months). However, he used houses that sold up to 1 year ago, one property was in a completely different city, and a few comp homes were almost 2K square feet smaller. Additionally, the quality of the houses was vastly different from ours. We gave him a list of upgrades and updates to the house and they were not considered in his appraisal. He valued our home at $260,000 below the market value determined by two realtors and another appraiser. We do not recommend using Todd A Green.
