image Home inspection service for both the sale of our previous house and purchase of a new one in late 2019. The new property was new construction built by Ashton Woods. Sid Carter, on behalf of Cornerstone Group, conducted a new home inspection that included reviewing the roof, attic, gutters, and drainage. Within less than a month of moving in and during the first heavy rain in that period, a large leak manifested itself by leaking through the sheetrock, HVAC vent with a large volume of water. The leak has now been determined (by the builder’s rep) to have been caused by improper gutter and downspout installation. It was installed without adequate capacity to handle the run off from the roof. This was clearly the builders error to which they responded and stood behind.

When the original inspection was performed it was noted that insulation was missing in the attic near that area and that the sheetrock in the ceiling had recently been replaced. While inspection of the attic was performed, no comments were made regarding any potential water problems current or past. It was noted that there was a large amount of standing water and water stains on the outside of the building from that gutter which should have been an indicator to the inspector of a larger problem. The big disappointment was when I went into the attic while the leak was active to try and determine the source and stop it from causing further damage. While there I focused my attention in the area where the sheetrock and insulation had been repaired previously and notice dark stains from MOLD and OBVIOUS and persistent previous water damage to the rafter and roof structure in the attic. This should have sent off warning signs to the inspector, however no comments were provided to that effect. As an untrained laymen, I noticed the large amount of damage and signals of water stains and mold. The damage will be repaired under warranty from the builder along with a reconfiguration of the gutter system and abatement services to remove the mold and long term effects of the leak.

This situation leaves me with no option other than to question the quality of services the company delivers and certainly to share a very unfavorable opinion of these services to anyone with interest or need in home inspection services. After contacting the owner by email, I received a phone call (avoiding any written communication) and he indicated they would look into the situation and respond. I was never contacted again by the company, the inspector, or the owner.

image Home inspection missed an active rodent infestation in basement and hvac unit, missed a hole in the side of the house next to air conditioner that allows rain intrusion. Downstairs pluming is not functioning. Oven didn’t work on first use. All fixable issues but for price we paid, such obvious things should have been discovered. Much more expensive than Atlanta average price for this service.

image If you want an inspector that will destroy your chances of closing on a home, these are your guys.
This company just "inspected" our home from the Buyer's side with one of the most absurd reports I've ever seen. They were outlining items across the board to be hazardous that were clearly in perfect working condition. Our HVAC (literally less than 4 Months old), they said "needed servicing". Our Dryer (less than 1 year old), also said "needed servicing" due to lint clog in the back vent. I went back behind the machine to determine what the issue was (of course they didn't photograph the "damages") and the inspector clearly didn't even check back there... because It was PRISTINE. They just added it to the list without actually checking. They told the buyer they could see a leak on the carpet in one room. Again, no pictures, and no sign of any leak whatsoever when we got the report. I can go on forever. While I personally can go through most of the items and disprove their report, that doesn't matter to the other party.
Maybe its not best to copy and paste your "repair" items when showing them to a first time buyer. Use your brain, take a step back and think with some context. Ask yourself do we really need to add this item to the repair list? Do I honestly think this item needs servicing? If my moisture reader blinked once on a rainy day, should I really lie and tell the buyer that I saw a leak on the carpet with my eyes? The contract obviously fell through despite there being no actual issues with the home. REAL ESTATE AGENTS, BUYERS and SELLERS: DO NOT USE THIS COMPANY.
