After three years of living here and being happy with leasing and management, leasing devised a plan to coerce me out of an early termination fee by voicing to me in person that i would not be subject to a fee since these apartment lease like hot potatoes anyways, putting in writing that i "may be" subject to a fee, charging me with the fee even after refuting that i owed money in person, keeping my security deposit (which would cover the cost of the alleged fee), and sending me to collections for the amount of the fee regardless of not returning my security deposit which would have covered the fee if it were to be applied. All without a single email or phone call outside of the one made by a COLLECTIONS company 30 days post my move-out. Long story short, it wasn't until the last leg of my stay with habersham properties at 12th street apartments did i realize they engaged in predatory leasing practices. Andrea, no wonder you take solace with animals when those antisocial practices do not sit right with humanity

Was recently looking for an apartment under $800 and came across this property. I spoke with the property manager who appears to be the only employee that works in the office. I communicated with her through several emails with questions regarding the application process and other inquiries regarding the process and property. I did this as to not waste either of our time and my financial resources, as I was furloughed from my job at the time due to rhe pandemic. I did not want to pay an application fee if I knew I would not meet the requirements. I submitted the application with the supporting documents, even though i forgot the bank statements. So technically the application was incomplete, which means it should not have even been processed. She reaches out the day she got my application packet and said she "gianced" at my application and it appears I dont make enough money, but she would get back to me. I found that to be rude and unprofessional, esp since we had already spoken about my income.within 1-2 days she reaches back out and says she process the application and cant rent to me because i didnt make at least $2100 in the past month. That was false, as my unemployment alone had met that requirement, and my pt job was still paying me biweekly. The application also did not mention anything about this requirement. I found it to be quite dishonest for her to wait until she had already taken my money to inform me of a qualification that wasnt mentioned before, by her or on the application.i even put in a gift card as appreciation for her assistance, esp during a pandemic. I also never got a refund for the application fee that i submitted under false pretenses. The location of the property is stellar but after dealing with the manager im glad i was declined. Be careful when dealing with her and the application process. Not sure if i was profiled some type of way or what the case was, but either way, she is a snake.
