AVOID this apartment complex. Cortland Lake Lotus is EXTREMELY dangerous, unsafe, and has uncontrollable wildlife that has free reign all throughout the premises. You are forced to pay extra for "valet trash" that doesn't even come at the right time. I left my trash out in the morning during the correct time frame, and the raccoons/animals were still able to reach into the trash bin and rip it all apart. Even though this is THEIR fault for not controlling the wildlife problem, you will be charged an extra fee for this. That shows how they do not take this safety hazard seriously at all. Over 4 months ago, December 18th 2023, I called the front office and informed them that a huge BLACK BEAR was in front of my door and walked through the breezeway into the parking lot. NOTHING was done about this. 4 months ago I also requested them to add a latch to my trash bin, like all my neighbors' have, and they said they would, yet they NEVER did. This is extremely dangerous and I do not feel safe knowing that wild animals are able to approach me wherever and whenever they want, because management refuses to acknowledge this issue. Absolutely zero security patrol, animal control, or even pest control. You can never get any service or maintenance requests finished by them, or any updates on what's going on. Voicemails are never returned. You're lucky if they even answer the phone. After living here since last year, it is clear that management cares more about their Zumba classes than actual safety issues and hazards in this community.

I had to terminate my lease early, needed a few questions answered about it and called a few times but no one at the time answered. Very shortly after I called though I got a call back from Carlos. He was able to answer all of my questions with ease and the one question he didnt know the answer to, he double checked with his manager and promptly called me back to make sure my question was answered. Thank you Carlos for making the process easy for me!

Leasing office it not there to help you. They state that they accept offer letter as proof of income, but in reality, they do not. They sent a form for your upcoming employer to fill out an employment verification form, but company cannot fill out form because you have yet to start the job. Mind you only have 72 hours to complete the application, meaning that your upcoming employer has to fill out this form on a short notice and timeframe. RIDICULUS. On other note, on our tour of the complex it looked a bit runed down and the amenities did not look well maintained. The apartments are dark and have strange layouts.
