We have been a resident of Tallyn's Reach for over 14 years.  We have never seen the common areas in such horrific condition. Grass is allowed to grow three feet high next to fences between the sidewalk and peoples homes. Plus there is no weed control at all, and dead trees. The association is quick to come after home owners when their yards are not take care of, but ignore the condition of the common areas. I have tried calling every number that is listed, but no one answers. I have heard the same complaints from other home owners.

The community is good although the property management company does not respond to community requests to maintain the common areas and very aggressive in assessing fines. An example a dying tree in a front yard received nearly $1000 in fines and collection fees over a 4 month period while at any given time you can count between 40-50 dead trees in the common areas.

I've had a home in Tallyn's Reach for four years.  I contacted the previous management company with my offsite address quite some time ago and received information on a regular basis.  What a shock to discover that I was late in payments.  I'd not received any information about any of the changes in management even though my offsite address has been of record for years. Thank goodness my tenant forwarded a bill sent to the property address.I am an HOA property manager so I am very aware of what is required of me as a homeowner.  It would be useful if the management company followed through with what is required of them.

The community was spectacular at one point although recently the HOA has allowed the common areas to deteriorate rather rapidly. The HOA has directive is to assess fines for basketball hoops and children's bicycles left out overnite rather than maintain the community. At any given time one can count dozens of dead trees on the grounds. As of recently there have been reports of several car thefts and garage breakins. One can expect to pay anywhere from $100 to $1000 on a monthly basis to commute due to E470 toll roads since there is limited access to regular public roads. Although it is Aurora the majority of revenues collected from the city are not reinvested into the community but rather central aurura, an example is that residents have been promised a community center for over 15 years and three is still no local facilities. Aurora doesn't not monitor traffic either as it is very common for traffic to utilize roads in the community by the schools and drive at high rates of speed 15+ MPH over the posted speed limit. Resales values tend to be the lowest in the denver metro area for communities of the same level of home construction and mil levies are rather high in comparison

I recently received 2 notices from the HOA. Even though I have set up giving the HOA access to my checking acct and have adequate funds, they said I was late on paying my dues.  I do not control when they get access. The HOA does.  Remove the late charge. The second notice was because my front trees were dormant when they drove by in April.  To the HOA trees without leaves are dead.  I have replaced my trees 3 times.  I did research. My lot requires willow or other water loving trees.  The last time I replaced the trees was in November 2013 after being notified. One can not buy 2.5 inch trees in nov. So I bought smaller and went through an appeals process which was granted. The tree selection by the developer shows their incompetance. My trees did not develop leaves until the first week in May.  Now 90% of the deciduous trees in tallyn's reach have lost their leaves due to late frost.  They need to be replaced.  My dead trees have leaves.  What gives.
