I recently closed on my home with Nuline, and I have to say that my experience with them was not only costly, but also mentally and emotionally draining. Initially, I chose Nuline based on a recommendation from a friend who had also used their services. Unfortunately, I only learned about the troubles she had faced with them after I started venting to her during the process. As a first-time homebuyer with excellent credit and stable finances, I was deemed the perfect candidate for Nuline by my loan officer, Marcos Silva. However, Marcos proved to be a disappointing loan officer to work with. Whenever I spoke to him early on, he was always traveling, which meant that the information he provided was limited and rushed. Despite these issues, I had to stick with Nuline because we had already begun the process, and switching mortgage lenders could have potentially jeopardized my chances of keeping the home. There is so much to unpack here, but I'll try to keep it concise. I feel compelled to share my experience to warn others before they decide to work with Nuline. The property I purchased was brand new, and although the construction was completed on time as promised, Marcos kept predicting delays on the seller's side, which meant that he was not taking the necessary steps on the loan side to ensure a timely closing. At times, it became so bad that Marcos would send me loan documents to sign with little notice or explanation. When I asked for clarification, he would simply say, "I need it returned as soon as possible to close on time." I had to rely on my realtor to help me understand what I was signing. Marcos never disclosed that I would have to buy down my mortgage rate. I wish I could share the conversation where I asked him about locking in the rate. I continued to follow up because the seller was also following up. Then one day, Marcos informed me that my mortgage rate was 6.7%. I agreed to lock it in, assuming it was the best we could get. However, he failed to mention that it would cost me an additional $10,000 to secure that rate. The next day, I received documents that included the rate, but once again, there was no explanation that I would be paying to lock it in. I was fine with the cost, but the lack of prior discussion and explanation was concerning. Marcos was always unavailable, and when he finally did become available, he would demand urgent responses. I couldn't understand his work process because instead of being on my side, it felt like he was working against me, trying to sabotage the entire process. It became so bad that I started copying his boss, Felix, on emails in an attempt to get him involved and provide assistance. Unfortunately, Felix was rude and condescending when he did respond. The entire organization seemed toxic. Another individual named Robin was also involved, and she was consistently rude in her emails. Instead of providing the requested information to the seller in order to close on time, she would bluntly state, "We aren't closing on time." Their responses to time-sensitive emails would often come at the end of the day, usually on a Friday, leaving us without the necessary information until the following week. I could write a book about my horrific experience with Nuline. Additionally, I discovered that Nuline is actually a broker, and the loan itself goes through a third party. I make my mortgage payments to that third-party company, not Nuline. If you're in the market for a loan, I strongly advise you to choose reputable lenders. Even if they come recommended, make sure to do your own research - something I regret not doing. I could have saved $20,000 on my closing costs if I had gone with the seller's lender. Marcos, Felix, and Robin all seemed unhappy in their professional roles, and that negative energy translated into this deal. There were moments where it felt intentional and racially charged. Again, this is a review, so I won't go into specific details, but Nuline provided me with the worst home buying experience for my first home purchase.
