    If you're looking for a bank that decides to close all your accounts with no explanation after fifteen (15!) years of being their client (checking, teen checking/savings and mortgage accounts) then Union Bank is your choice. It is great to see this establishment's branches are being closed left and right in Orange County now. Well deserved if they treat other clients like they did me and my family.

    Two big stars for having two functioning ATM machines which I sometimes use.For the first time in years I actually needed to go INSIDE the branch. I went in to open a business account but had a few questions before doing so. The person who opens accounts was busy with a customer so I sat down and waited. 15 minutes later she was still with the same person so I approached a teller who kindly told me that the customer she was with was known to him and would probably have her tied up for quite a while. He also explained that no one else could help me except her. I appreciated his honesty and he took my name and phone number to pass on to her and, since I only had a couple of questions to have answered, was told she would call me as soon as possible.After two weeks, not a word. I'm still waiting. Even though my personal accounts are at Union Bank (for now) I went to Wells Fargo, where they were attentive and professional and seemed to care about having me as a customer. I opened my business account there instead. I'm sure the manager at this Union Bank branch couldn't care less.

    Really disappointed with this bank, I requested an appointment with the manager to discuss receiving a statement from them for a separate issue. The person working the front register told me the manager would come back to me later to set up an appointment and took my information down. The manager never contacted me. The bank cannot give me a statement for a check they say is fraudulent. Okay? If you say the check is fraudulent, can I have a written statement for it so I can hand it to me previous employer so he can file it with his bank? No one online, on their fraud department, or in person can give me a written statement for "legal reasons". So they can tell me to my face and verbally that the check is fraudulent but not in write it out?This has been going on for months. I'm very busy as a student who works a lot. I'm very disappointed that I've put tens of hours into resolving what should be a simple fix. I'm changing banks as soon as I get my money that I worked for.-Alex Loniak

    Im hopeful that my experience was unique and that discrimination in lending is not rampant at Union Bank. I'm sure many union bank employees abide by your bank's values and try to be fair, ethical and transparent. This just wasn't my experience. I guess since my name isn't John, William or Benjamin and I'm not white the underwriter has a lot of "feelings" that are more important than underwriting guidelines or equality.My parents and I recently joined the firm's private bank, and were interested in shifting our banking relationship from Charles Schwab and First Republic to Union Bank. However after months of going back and forth, we've had  the worst lender-client interaction.After 25+ years of living at the same home in Laguna Niguel,  my Mom fell in love with her new forever home in a neighborhood just 2 miles away from their current residence. My parents put in an offer, it was accepted, and they started their mortgage process with Union Bank and only Union bank (a HUGE mistake)With good intentions and hopes for a long term banking relationship, we collectively deposited a substantial sum of money and applied for two home loans. FYI - The minimum relationship to start with the private bank is $1,000,000In late August 2021 I sold my personal home in Aliso Viejo, CA. My wife and I are hoping to start a family, and we were also looking for an upgrade that timed almost perfectly with my parents purchasing a new home. We lost out on several hones to cash buyers  so we decided we would purchase their home,  and they would move into their dream home.I would be purchasing their home at market value at $1.5m 25% down, and my parents would be purchasing their new home for $2.5m with 25% down.Despite getting a loan approval in writing on 10/21 and signing loan documents on 11/1, my parents loan remains unfunded, putting us way past our original closing date and jeopardizing our $200,000 non refundable deposit.Almost daily for the last several weeks, the underwriting team at Union Bank requests additional new documents which demonstrates a clear lack of insight and planning. For example - the annual gift giving limit is $15,000 per person in 2021. Any private bank underwriter would understand this. My parents simply helping out their kids who are finishing up their medical training programs with small amounts of money (well under the $15,000 annual threshold) does not warrant the line of questioning that ensued. Asking for basic information on the homes my two brothers own and trying to verify that they are the only ones on the title seems prudent. But demanding to see their job offers post fellowship training seems overreaching. My brother is starting a cardiology job and even though he has nothing to do with the loan, the underwriter at union bank felt it was appropriate to request his $500,000 per year starting job offer - which we submitted within 24 hours.Our tax returns were submitted by our Cpa the first week of our mortgage application, but the underwriters felt like they needed a letter from our Cpa after our loans were approved verifying  that our taxes were filed. We even provided transcripts directly from the IRS but the underwriter still didn't feel "comfortable".Yet another example is repeatedly asking my parents why they want to move into a new home. I guess upgrading to a larger home closer to the ocean is something completely unheard of.Despite years in this and other parallel industries, I'm utterly surprised to witness so much subjectivity in Union Bank's lending guidelines. The underwriter  definitely has a role to play - and it's an important one - but it isn't the role of God.They shouldn't make subjective decisions based on  their personal "feelings" but rather, they should be objective and follow lending guidelines to ensure everyone is treated fairly.My parents were able to purchase their home cash but I really feel for those that may not have the ability to do this and have been kept off the housing ladder away from their dream home.Union Banks's Office of the President takes zero action or accountability. They aren't even NMLS licensed so when they do call to try to "resolve" the issue, they can't discuss any details, but they all they can say is that they are sorry and congratulated my parents on their home purchase (salt on the wound).Why tell anyone their loan is completely approved and give them loan documents if you don't intend on fulfilling your commitment?At Union Bank written loan approval means nothing and no one at the bank cares to honor their commitments, big or small, so if you are in the market for a home loan please look elsewhere.
